House NOT selling... AIBU?

HELP.

Our house has been on the market for 15 weeks... had an offer 4 weeks in at full asking price (woah!), then their chain collapsed and they are no longer selling.

Then we changed agent, went back on the market and dropped price by £30,000 (575,000 - £545,000).

5 viewings in a week, no offers, no interest in buying... WHY? WHY DOES NO ONE WANT MY HOUSE?

Its clean, ridiculously tidy, plain and neutral, lovely comments... but no on wants to even put an offer in!!!!! We have a viewing today, tomorrow and Saturday. What can I do?????

HELP ME MN, I AM DESPERATE TO SELL. This is seriously affecting my mental health.

bought it for £400,000 12 years ago... hasn't gone up that much?

OP you need to be realistic. As a PP said, the price depends what the buyer is willing to pay, not just what the seller is hoping for

We got an offer this afternoon! £545,000 (started at £535,000)!!!!!!!!

Congratulations OP, let's hope it goes through. I was coming on to say that when I was house hunting I had been watching the local for months before I was in a position to start seriously looking. Over that time I saw several properties go off the market. When they came back on as "new" a while later it didn't fool me, it just reminded me that it wasn't selling for some reason. If you went to see it you could normally see why.

It's simple, if you want to sell something quickly - you either be patient or drop the price.

Anything will sell for what it's worth and if it was a good enough price trust me, you would find a buyer.

If you're willing to be patient then you may get the price you want, but you can't have it both ways (or sometimes you can but only if prices right in the first place IMO)

@katewhinesalot we asked if £535,000 was final offer and they came back and said £545,000 if we can complete in 6 weeks!! We were like yesssss... although not taking off the market until the solicitor is instructed. Which looks like it will be Mon/Tues!

Sellers market here! Most all signboards within a mile radius are "sold" within a week or so they never seem to go thruough a under offer or STC phase anymore.

One nest door went for 100K over its asking price of 1.5 million..

Pretty vibrant property round here too - small houses, big houses, rentals. Maybe it's only pockets where it's dead, rather than vv?

500K plus transfer fees plus moving costs.

It's a big investment. There are lots of other houses competing against you.
