House NOT selling... AIBU?

HELP.

Our house has been on the market for 15 weeks... had an offer 4 weeks in at full asking price (woah!), then their chain collapsed and they are no longer selling.

Then we changed agent, went back on the market and dropped price by £30,000 (575,000 - £545,000).

5 viewings in a week, no offers, no interest in buying... WHY? WHY DOES NO ONE WANT MY HOUSE?

Its clean, ridiculously tidy, plain and neutral, lovely comments... but no on wants to even put an offer in!!!!! We have a viewing today, tomorrow and Saturday. What can I do?????

HELP ME MN, I AM DESPERATE TO SELL. This is seriously affecting my mental health.

We only looked on Rightmove, didn’t register with any agents, when we were buying very recently. If it’s not on Rightmove (with a decent floor plan and good photos) you’re missing a load of potential buyers.

Your estate agents have messed up. We’re currently looking to move somewhere to rent- one estate agent had one place listed, went on rightmove and they have 150. I don’t bother with individual estate agents when I have everything on one site

As to my previous comment; you said in a post that you needed to sell quickly to get to Switzerland. If the agent has leaked that, any potential buyer is going to hold back until you blink again.

Yep. Their database will b very limited. Get it on rightmove etc ASAP. Its the way 90% of ppl find their house

When we were house hunting we didn't look at a single agent's website. Then we bought our 3 storey house in Kent (no joke). What on earth are you thinking?! Get it on there!

They said it needed a break from RM/OTM/Zoopla and that we needed to do some 'off market stuff'.

Saddos like me spend a lovely evening with a glass of wine and Riggtmove. I don’t even want to move, but I can tell you exactly what’s selling and for how much in my town and surrounding villages.

Which, I agree, does make me a crazed stalker. But also demonstrates RM’s appeal.

Ok we have the answer.

It's not on Rightmove therefore nobody knows it for sale.

Re viewings I always think it's best to let the agent do the job you are paying them to do. Lurking owners are really off putting to a lot of potential buyers.

They said because it had been on for so long, it needed a break - apparently if you wait long enough and re-list it shows as a new listing on RM

It needs to be on RM and Zoopla. People don't go via estate agents anymore.

Why break from right move?

If I'm moving onto an area I don't know who the local estate agents are. I'm going to look ok n rm not pick a random estate agent!

If I live locally I might see the board. But I'll still look on rm for the details.

The estate agent can still use their data set as well as it being on rm surely?

Ok. How long a break? Cos you want to sell in 8 weeks. And it has only been up for 15 weeks.

A couple of houses back I bought a perfectly lovely house that had been up for sale for 4 years. It didn't put me off. If it weren't on rm though I'd not have seen it

If I was looking to move to a new area, I wouldn't look anywhere except RightMove I'm afraid.

Can you tell us which bit of Kent you’re in E.g. north, south etc. One of us might be able to recommend an agent that doesn’t think they way to flog a house is to make it invisible.
