I already know IABU and the answer to this is 'neither' but I love the area and we really need to move soon

2 options for a new house:

  • nice living room and kitchen layout but small bedrooms and no storage space
  • good storage options, better bedroom sizes but nowhere to put a dining table

Which would you rather???

You can always create a storage. Under ceiling shelves, higher bed with storage under etc, but creating space for dining table is really expensive.

I'd go for the first option too and agree that you can create storage. The issue of small bedrooms isn't that big a deal really - for you and your OH all you really need in there is a bed and somewhere to store clothes, for DC you can look at things like mid-sleepers to give more floor space for playing or cabin beds so that bed and storage are using the same floorspace. Plus DC will, eventually, move out meaning long term the small rooms can be used for other things such as dressing room, study, spare room, etc.

Depends on the house but 1, for me. Storage can be created, you just need to be cunning. I've walked away from lots of places with no room for a table though.

Depends who's going to be living there. A table is handy for family life - dinners and homework. If it was just me I'd happily ditch the table. But then DH likes to have dinner parties.

Could create storage in some places but space is tight upstairs, my main concern is where the hell I'm gonna put an ironing board. There's one cupboard in house 1 but is half height and only about a foot deep.
House 2 has a garage which could be converted but would have to put up with no table for years before we'd have the disposable income to convert it.
Our family is me, partner, a toddler and a baby. We really enjoy family dinners and, as PP mentioned, a table is good for homework in future

House 1 for me. I couldn’t live without a table in the kitchen. Our kids eat every meal there, help me to cook, draw, paint, play doh, build Lego, do homework, use the laptop where I can keep an eye on them etc etc. It is used every day and I would really miss it. We also have smallish bedrooms and they have mid and high sleepers which gives them plenty of space.

I would take house 2.

It will be cheaper to extend the ground floor if you have the means to do it in the future. Plus you could hang the TV on the wall in the lounge and have the table underneath it.

Re ironing board etc. I have a space on landing which fits basket for dirty clothes. Soon it will be housing thin and shallow-ish floor to ceiling cupboard where all these things will go. Or mayne a corner one. Haven't fully decided yet.
You can keep these underneath the bed too. Or have a corner cupboard in the dining room.

How big are the bedrooms? Are they like a standard 30s semi or even smaller?

House 2 for me (if it really has to be one of these two).

I can't bear bedrooms with no room to walk around the bed. Lack of storage will lead to a messy house especially as DCs grow older. Bigger bedrooms may allow for space-saving desk areas for the DCs to do their homework.

Personally I'd keep looking for house number 3 as it seems that you have to compromise too much on both 1 and 2.

Number 1. We have no where to put a table and I absolutely hate it. Had to move from a reasonable sized house to a tiny one and it's the thing I miss most by far

We recently moved from a small house with no dining table to a bigger place where we now have a table. Honestly the dining table is my favourite thing about our move! There’s lots about about the new house I love but having a dining table is amazing. That would be priority for me.

Ample storage space is the key to tidiness. If stuff is difficult to put away, it won't get put away.

A table is a must for me because I think eating together as a family is so crucial. So would be house 1 for me and lots of creative storage!

Option 2 with bigger bedrooms and storage. Children would do homework on desks in their rooms?
Is a small kitchen/bench table not possible for now rather than a larger dining table?

Speaking as someone who has less living space than we would like, I would say definitely option 1. Give up ironing.

But you don't need an ironing board anyway. No-one irons any more except weddings, funerals and job interviews and you just do that on a towel on any old flat surface. HTH.

I looked around a very small space recently, the owner had used every inch- his ironing board lived under his sofa and he had a fold out flap on the wall for a table and chairs on hooks on the wall.

It was very clever but a limited space.
