AIBU to think this is a bit much from my tenants?

I'm an accidental landlord with a flat I just can't sell, so we've put some absolutely lovely tenants in for a couple of years until the market picks up. They've been brilliant - perfect tenants!

Apart from...

They keep breaking the toilet seats. They've been there 10 months and we've had to put five new seats in already. Apparently one of the couple likes to do a "courtesy flush" while sitting on the loo and this twisting motion is snapping the seats at the screws and down the middle. We've asked them not to do this but I've just had another call that it's broken again - how many broken seats is too many? Do we start charging them for the callouts / seats (we're currently covering this as well as the new seats every time)

I don't want to make them mad as they really are lovely but it's getting a bit much now... or do we just suck it up as an expense of letting the property?

I am a Tenant and I would never expect my LL to replace a loo seat! ConfusedShock

FYI my DC were always breaking mine too. I got a slow close one from Wickes and it’s bloody great. The fixing panel is a long piece of plastic and isn’t going anywhere. Had it a long time now never even moved an inch - really durable

Toilet seat isn’t your responsibility imo. I’ve lived in many rented homes and never once asked a landlord to replace a toilet seat Confused. It would be your job to get a plumber in if the toilet broke but not to replace a toilet seat...

Also sorry is the loo a standard size? Mine is a funny shape and I found this is why loo seats kept snapping, they didn’t actually sit on the bowl quite right

I have never asked the landlord to replace my loo seat! I hope you aren't paying people to fit the seat too?!

I've lived in many rentals but can't imagine ever calling the landlord to replace a loo seat. Even if I did can you imagine two months later doing the same? Wtf! This stuff is like lightbulbs etc, although I'm a very laid back tenant

The first thing I do when I move into a new property (I rent too) is replace the loo seat Blush

I’d definitely be making them replace it as they keep breaking it!

I’ve only had one seat and I’ve been in my place for a couple of years, and my parents have had the same toilet seat for almost twenty years (I remember having to go to the neighbors to wash my hair when they were getting it the new bathroom fitted)
Your tennants are doing weird stuff and tvh should just replace it themselves

Stop buying expensive ones and tell them they will have to replace anymore themselves due to them (now) knowingly misusing it.

Maybe introduce them to vip poo too.

Don't be too hasty to buy a wooden one. We've always had wooden ones and not the cheap ones either and ours snap off just as easily. We've actually downgraded to cheap plastic and it's holding up better. Our toilet is too close to the wall and I've a lot bigger arse than years ago so we have to replace our seat a few times a year. And no, our landlord is never asked. We break it, we replace it.

I rent and I know if I did this the landlord would pay for it, but if something is broken because I did something stupid I would pay for it.
How can someone break so many loo seats 😂

Toilet seats are their responsibility! We've had the same loo seat for 10 year in one loo and it's fine... Your tenants have an odd habit. And they should pay for it!

Toilet seats and light bulbs are listed in my tenancy as my responsibility I never knew they could be the landlords Confused

I rent a house and have been told if I want nice toilet seats that don't fall off go and buy some and I rent through a letting agent a good one at that. It's not your obligation to fit new seats if they break them while in the house. you only have to fix exteria problems, boiler and make sure they have a working bath or shower.

My kids have broken three toilet seats. I replaced it each time. Not something I would ever expect my landlord to fix.

Are we talking about loo seats actually breaking in two?! Or that the seat becomes loose -because the wingnuts have loosened or sheared off (if plastic screws used) - due to the twisting during courtesy flush procedure? I’ve never known a broken seat, but experienced the (plastic) nuts shearing off or rusting (if metal and old)

We rent and when I was a lot larger I would break toilet seats all the time. We would replace them ourselves.

I agree with pp that if it's something they've broken as a result of something they've done rather than wear and tear they ought to be responsible for replacement. Any rental place I've ever lived in that has been the rule.

We had a similar issue due to funny position of loo in our tiny bathroom. I got a cheap one off Amazon with great reviews and it's outlasted any other seat I've ever bought!
