Homeless because of bad credit?

I can't find anywhere that will rent me a house as I have bad credit and fail the credit checks
I work but my credit history is bad.
Nobody I know owns property so can't be a guarantor
What am I meant to do?
I'm gonna have no where to live
Can these letting agents do this?

This is why I am still married. Less facetiously, have you tried spareroom and gumtree and so on? Crap though I know.

Yes they can, you need to sort your credit history as quickly as you can....l am a Landlady and l would not ever accept a tenanct with a bad credit history as how would l know they would pay their rent?

If they don't pay their rent l cannot pay my mortgage and my property will be repossessed.

Go on the credit check website and find out where your issues are and start to sort them as best you can.......

The only other solution is if you can afford to pay 3 months in advance each time, maybe someone would accept you on that basis....

I didn't realise they did credit checks on every property.

Try on Facebook, ask if anyone has property to let.

Gumtree (although I find that a lot of letting agencies advertise on there grr)

What is your situation, where are you living at present?

Spare Room has flats and whole properties on it and so does Open Rent.

Look on the spare room as a short term thing to build up some credit history.

No-one sane is going to rent to you without credit checks I'm afraid.

Dragon, it's not about what you would or wouldn't accept. Most estate agents won't accept bad credit. Private landlords may or may not.

I have had a tenant who didn't pay me rent for 6 months and still hasn't paid would never let someone in with out credit check sorry.. Check on gumtree

Of course they do credit checks, they need to ensure you will pay the rent.

You may have to lower your expectations and house share or continue to live with your parents whilst you repair your credit rating.

Some may be willing with large deposit and six months rent up front But it's a huge amount of money

I agree Marley, but l manage my own properties, and meet all prospective tenants so can make a judgement.......although l wouldn't let to someone with a credit rating that was as bad as the op's.

That might be a bit of an ask; from my experience with renting.

When will your CCJ fall off? That's probably doing the most damage. If you've got a while; it's likely to be a shoot out between staying living with your mum or renting a room.

Sometimes there are people who let houses directly on Facebook and Gumtree; but be really careful, and if they do their own credit checks, make sure they know about your credit history before - that should mean they don't make you pay for it only to reject you!

I'm not going to be able to stay here for 4 years.
Me and my boyfriend are wanting a baby in the next year as neither of us are getting any younger.
Feel like I've made a huge mess

3 CCJs and 3 defaults = cannot manage your money. It doesn't matter if you claim you can pay your rent. The proof is there in black and white that you have defaulted more than once in the past.

Get your CCJs cleared.

OP you say you would always pay your rent, but you clearly have not always paid your other bills, whilst living inexpensively at home........you should stay at home save and improve your credit rating....google how there are lots of helpful sites.

The first thing landlords do is check your credit history, even for single rooms. You need to get any debts paid off ASAP and also take out something that will help you build a good credit history. Landlords need to protect themselves, just saying you will pay rent isn't sufficient, your credit history says you haven't fulfilled your obligations. If you can save up six months of rent, you may find a landlord willing to avoid the credit check, but personally I wouldn't, it's too difficult to evict people who go into arrears.

Can your boyfriend get the tenancy in his name? It'd need to be a small enough property that his income covers the rent a few times; so you might need to look at studios or one beds.

Otherwise, it'd be saving up six months rent at a time, and seeing if a landlord will accept that instead. Some will; but some are nervous. You'd need to check if they'd want the next six upfront too, and so on.

Can't your boyfriend help? Why isn't he getting somewhere for you all to live if you want to start a family?

Or save 6 month's rent so you can pay a chunk upfront

Me and my partner privately rent and had a nightmare for similar reasons. I was unemployed but had great credit and a huge amount of savings, my partner earned well but had a CCJ. A lot didn't want to know but we eventually found one who appreciated our honesty and took a chance on us with a guarantor and 6 months up front. If I didn't have my savings, we wouldn't have been able to do it. Unfortunately there's not much of a way round it until your credit is back up but sometimes it does help to meet the landlord directly if you can rather than going through Estate Agents.

3 CCJs aren't accumulated by accident you know.
Unfortunately actions have consequences and you'll just have to wait a few years to prove you've grown up before renting a flat.
Whatever you do DON'T HAVE A CHILD until you are in more secure housing as it will not help you get housed and it is unfair.

3 CCJs and 3 defaults isn’t just a bit careless, that’s horrendously bad.

I had a default years ago and simply had to wait the 6 years for it to drop off before I got a mortgage and any property we rented had to go on DH’s wages alone. The default was as a result of some bad advice I was given when I was on maternity leave but I had to suck it up unfortunately.

Bad credit is horrendous to live with, it impacts on so many areas of life - you can’t work for most banks etc. With such bad credit.

You’re either going to have to adjust your plans or rent somewhere you can get on your DPs money alone.
