AIBU to say, if you rent out your property, you shouldn't be able to stipulate 'No Pets, No DSS, No Sharers, No Smokers, and sometimes No Children (Although that may have changed)

If you are worried about damage then have extra deposit costs to cover.

After a marriage break down, I am having to rent and I am unable to take my 3 whippets with me as the landlord, doesn't allow pets. If fact its seems no one allows pets.

I’m a landlord and have been for about 15 years. I’m not in it for a quick buck. I’m definitely in favour of increased rights for renters, long term contracts etc.

5 years ago we bought our latest rental property. With a tenant who had lived there for the past 10 years and smokes indoors. This has been his home for 10 years before I came along. He has no intention of moving, so what would be the point in telling him he can no longer smoke indoors? He’s happy, we’re happy.

I know my example above is a no brainer. But I guess what I’m saying is in terms of pets and smoking,and whatever else that puts landlords off, then maybe long term contracts which protect both parties are the way to go. I’m aware this all sounds a bit niaive. But there’s got to be a way forward, renting inEurope is very much the norm.

Dogs smell. It’s not necessarily a bad smell, but it’s a strong dog smell.

I wouldn’t allow smoking because it bloody stinks worse than dogs. (I have three) I would have allowed a dog, but I’d ask for an increased deposit.

Mr Charlie - we bought our properties to make money . I’m not ashamed to say that . We shall be looking to invest in land in the future however as property is open to inheritance tax whereas agricultural land is exempt .
Op you sound like a lovely person and a reliable tenant , in your shoes I would invite the landlord to visit you at home and meet your dogs . I do hope you get something sorted . Could you and your daughter perhaps buy somewhere together in a couple of years ?

I'm interested to know why you assume landlords here are only letting to families who would like to save to buy a house. They could be owners of HMOs letting to students, single people from overseas or expat families with no desire to buy a house.

MakeAHouseAHome Nope. I’ve known a lot of people with dogs. I’ve only known one who wasn’t exactly owner of the year in terms of cleanliness and that smell was horrendous; very different to the everyday strong dog smell.

There’s unclean (and that definitely stinks) and there’s general strong dog smell.

whattodoabout sorry you have had such bad experiences with the people you know who own dogs. But if you experience a "strong general dog smell" then the people you know are NOT keeping their dogs clean. End of.

On the subject of doggy smells...
A family friend has just the one dog, their house is like a show house...only it absolutely reeks. The smell hits you as soon as you step over the threshold. We are both far to polite to say anything as they would be both horrified and upset...but the smell is so pungent.
I think anyone with 3 dogs are kidding themselves if they truly believe their home doesn't smell.

MakeAHouseAHome Incorrect. Dogs, like everything else in the world, have a smell. And it sticks regardless of how many baths they have.

Dog owners become nose-blind to said smell (like people with B.O. can’t tel they have B.O.) and therefore insist dogs have no smell at all. They, and you, are wrong. End of.

When I relocated from London I rented for a while and even though the agents said no pets, we asked if we could bring the cat, provided we pay for a deep clean on vacating the property. LL was fine with this and it was added to the contract, so it’s worth asking.

At work I am the only person in y dept that has their own house. EVERYONE else rents and every single one of them hates it, absolutely despises it. I get grief constantly about how much rent is, and that the property is worth X amount, the mortgage would be less than they're paying, but they can't afford to save and rent. Two of my siblings rent and hate it, close friends rent and hate it. Its just dead money in their eyes and they all feel they are simply buying the house for the landlord, in short they are trapped!!

It's shit, I would vote any party that would introduce new measures to make the buy-to-let market very unattractive.

Mr Charlie - are your colleagues all in houseshares or are they renting a whole property ? It’s difficult to rent a property and save I agree ,which is why the majority of young people I know either rent a room in a shared house or stay at home until they have saved a deposit and can afford to buy . Perhaps those options weren’t open to them but I doubt they were all chucked out of home at 18.
A government who wouldn’t allow people to own a second property would never be elected .
If you had the resources I guarantee you’d buy your children the most secure future you possibly could .

I understand the no smoking or pets as both create quite a bad mess and smell. I think families/lone parents on benefits should be given a chance if HB is paid directly to the LL and/or there is a guarantor on the contract

Seriously, they don't smell. Have you ever met whippets, they are very clean and cat like.

There is no wet dog smell, which is bloody awful.

Every person who has entered my house are really surprised I have three dogs as it just doesn't smell...

I will speak to the LL or Letting agent, if LL is too far away, they have a couple of homes, which they rent and one which they live in.

@MrsReacher1 Not all of us! I'm disabled on long term disabled benefits and mine are awarded for 5 year periods!!! How many jobs are you aware of that are guaranteed for five year periods?
