The latest annoying estate agent trend

Currently in the market to move again and I can't help but be bemused by the latest estate agents tomfoolery when it comes to photographs.

An artsy angled shot of an ornament on a side board. Focused object and blurry background - check

A picture of a colourful pot plant in an otherwise begraggled and weedy garden - check

And my favourite one, a picture showing a kitchen tap turned on, cascading down like a serene waterfall not out of place in a spa promotional. I didn't know a working water supply was a top worry for house hunters.

Also do they know showing - 10 out of 15 photos of one room, 1 of the outside, 1 of the garden and 1 of the far fetched-squint and-you'll-just-see-it-view isn't fooling anyone. It just tells us the rest of the house is a bit shit.

So what are your most favourite or even annoying quirks estate agents and house sellers insist on doing nowadays? Plus, here's a link to a wonderfully quirky but fits list of the above house we nearly viewed.

nb the croissants story reminds me of comic news story were the picture of the travelling teddy bear that was photographed in all tragic incidents for pathos... he had his own passport :)

I'm in Australia and dislike the way estate agents don't show every room or all of the outside. I always assume one of the un-shown bedrooms is full of the crapola moved out for the staging of the house, i.e. no storage.

A favourite is the use of the phrase "Paris end of X Street/Avenue". What they mean is it's the end of the road furthest away from any main road, so quieter. My God's it's pretentious, these are Australian suburbs, not the Rive Gauche.

I saw one with a picture of an extreme close up of a piece of art on the walls today so close it was just a blur of colours. The painting wasn’t included in the sale or anything Confused

Oh my goodness - NZ real estate agents (well Auckland at least) have begun to embrace all of these with a vengeance. The running tap water shot drives me bonkers - as do the 3 close up photos of an artful pot but no photos of 2 of the 3 bedrooms.

The other real estate trend I cannot abide is how no house is run down or dilapidated or even In need of renovation anymore. Instead, they are all ‘pristine’ examples of mid century architecture or authentic 1970’s modernism.

I’ve just now read one that says ‘distinguished by an informal eclectic fenestration pattern contributing positively to the traditional streetscape value of XXXX Place with an increasingly rare carriageway that further identifies the house in the street scene’ it’s a grotty old terrace that opens straight into the path on a busy road next to a pub and a bookies

Do you mean they actually are dilapidated and they're not saying it?

Here estate agents touting older houses pad out the few photos with pics of local amenities. It's a code for land values only/demolish, which is what mostly happens, then hideous Mc Mansions are built. Sad

The house we actually did buy had an artful shot of a guitar leaning against the wall in a sunny room, with a straw hat perched on a nearby chair. Blurry background of course. So so shit and lame 🤣
Thankfully the house itself was nice as I certainly wouldn't have been persuaded to buy it on the basis of the guitar and straw hat.

I also see it a bit of a red flag when the listing details note that there are mixer taps. If you like a place enough to view it or even buy it, I doubt the presence or lack of mixer taps would be a deciding feature.

Yes, exactly echt - it’s been an extremely active market here, though slowing down now.

And when a dilapidated or unrenovated home comes on the market in a good area; rather than saying something like run down but great location and good bones, it’s always presented as a rare opportunity to purchase an authentic, untouched 1980’s house with architectural integrity as though one should pay a premium for a 40 year old bathroom.

Either the house is in an area covered by a conservation area appraisal or the estate agent has been reading up on listed buildings and conservation areas appraisals - that streetscape value and street scene language reads like an appraisal, or possibly an architect's conceptual justification for a design in a conservation area.

Hopefully most EA will go out of business in the next few years as from June 1st they won't be able to charge tenants hundreds of pounds in ridiculous fees which was what was keeping so many branches ticking over.

I agree that some estate agent photo's of properties are daft. Like others said, who wants to look at a bowl of fruit when you want to see the room that it's in.
