Hi, Ive just had the maintenance guy from the company that does the maintenance on our rental property hang up on me. For no reason other than I dare to try and tell him that there is a problem with something which I guess he reads as he has no done his job properly.

He installed a new toilet seat as the last was slipping and cracked. The day the new one was installed I noticed it was also slipping and emailed them.No reply. Emailed again as it is getting worse. I get an email back saying it was ok when he checked it and they will come and look at it, but if it is damaged they will charge us. WTF.?? how did we do any damage. Bit accusatory.

Then I wanted the hems on curtains fixed. He said the curtains were dirty and greasy so he could not put backing tape on? Again WTF? they are not either of these and there is no reason they cannot be fixed. why dont they sew them anyway and actually they are too long to begin with so easy to get dust on bottom as they do. So he passed onto the LL that they are dirty and greasy. Ah they are not.

When I called to dispute this he gets very defensive and then says someone will attend and hang up. I have let the lettings manage but how I handle this ongoing? They have accused us of any things but dot follow through on charging us when I kick up a fuss. why - because their accusations are utter BS.

I kick up a fuss. They dont like it as I call them out.

Oh to handle these people. They are so unprofessinal.

Seems to be. For a couple of years while I was really skint I did a houseshare with a nurse. Because I'm soft I charged way under the going rate. She used to tell me when a lightbulb went in her bedside or overhead light. The first time it happened I looked at her blankly, didn't know what was going on. Turned out I was expected to go to the shop and buy her a new one right then and there. To my shame, I did, but compromised by buying a load of bulbs so I had one to give her from then on. She expected me to change them as well.

Re toilet seat...not wanting to be rude, but are you overweight? A friend had a lot of trouble with a tenant who kept breaking toilet seats - and they weren't cheap ones, they were the sturdiest she could find. The problem was the weight of the person sitting on the loo. If that isn't the problem, have you not looked at how the seat is attached? There are plastic wing-nuts underneath, you just reach under and tighten them. Bringing out a maintenance man for that...FFS!

Surly it’s quicker, easier, and more convenient to just deal with the small stuff like this yourself.

This reminds me of when I lived some girls in my first year of university who had a meltdown at the landlady that there was dust and a bit of minor fluff/dirt BEHIND the kickboards in the kitchen 🙄

Obviously I deal with the basics but the toilet seat is not a basic job

How can the toilet seat be a tricky job, its just unscrewing 2 bolts?

Juells- no not overweight!!!

And my 7 year old sat on and it slid and cracked the lid! She is tiny!!!

This is a new style seat.

I take on board the points but on one seems bothered they hung up on me (and I was not been aggressive at all) and that they are rude in their emails.

Oh to have such issues.

We rented. We fixed stuff ourselves. Take the curtains down and do it yourself for God’s sake.

Unfortunately I think it is. My tenant downstairs rang my doorbell one day and told me that he was being woken up at four every morning by a blackbird singing in a tree that was in the garden that backs onto mine. I wanted to say "What the fuck do you expect me to do about it, shoot the poor bird?" but he and his wife are real holy rollers, they've been quiet tenants for six years, so I just sympathised and nodded and smiled. BUT.... he did think I should do something about it.

OP as gently as possible, maybe they’re just scunnered dealing with such trivial things. If the attitude you write with comes across in your dealings with them I’m not surprised he hung up.

Being a tenant doesn’t mean you’ve got a concierge to do every tiny little bit of maintenance, it means that if something big happens they need to replace it/fix it. A loo seat and some curtains really is your responsibility.

OP how many times would you say you have had to contact the agent/LL regarding issues since you moved in? And how long ago was that?

I would like a picture of the toilet. Any toilet I've ever seen in a domestic property is just 2 screws. A contractor?? Confused

These 2 statements do not agree so be honest are you calm or are you aggressive in how you approach the perceived issues?

I can't believe you feel a 'contractor' is needed to replace and even more so, tighten a toilet seat. I would have never dreamed of calling a landlord for that in my renting days!

Or for hems of curtains.. you sound like a nightmare tenant.

Apparently this is in correct, I too would love to see this toilet seat set up I have only ever seen a loo seat with 2 screws to attach it to the loo.

And maybe be didn't "hang up". Maybe he had answered your query - to say someone would come out - and thought that was the end of the conversation, so put the phone down. I guess he could have said "Bye" but TBH you do sound a tad demanding.........

Just to be clear, I've checked my loo and it has two stainless steel prongs that go down through the back of the toilet, with a washer and wing nuts that screw on underneath to tighten.
