To ask how much you paid for an extension?

I’m posting here more for traffic really.

How much did you pay for a house extension and what was the size?

I have no idea where to even begin. My house is a modest two-bed semi-detached. It has a driveway that goes alongside the house, and I want to build outwards on to that driveway to add an extra room downstairs and upstairs.

We were quoted 30k for a single downstairs extension, 1 room. 60k for a 2 storey.

We’re about to begin a double storey extension. Taking out an internal wall and adding single storey at the back. Will include new kitchen with snug area and utility and toilet room. New bedroom with walk in wardrobe & ensuite. Will cost us about 100k. All work being done by builders except electrics, plumbing and bathroom which my dad is doing at cost (he is qualified Smile ).

Due to start end of May; I’m so excited, we’ve been saving for this for 5 years!

We were told about £1200 ish for a square foot single storey, about £2000 per square foot for double (that’s for everything except fittings like kitchen/bathroom suite). We’re in the Midlands.

19k for a double storey extension, downstairs increased hall & added a downstairs loo, upstairs doubled the size of the 3rd bedroom.

This was about 4 years ago.

We had a 2 storey extension built at the end of last year. 4.5m by 4.5m, to create a new !lungs with utility/classroom behind and new bedroom above, and converted DD's box room bedroom to create an en suite to the new bedroom.
We didn't run into any real unexpected snags, so only a couple of thousand over budget, and it came in at around £80k. Builders are having a boon recently, so cost per metre has gone up from when we first started the planning process.

We paid about 50k. We also had a 2 bed semi with a drive down the side. We built a double storey extension to the side, bottom floor a garage,utility room and toilet, top floor 2 good sized bedrooms. We had knocked through our tiny bathroom to do the extension so converted one of the old bedrooms into a large bathroom, so it's now a semi with 3 double bedrooms. We also built a single storey extension the full length of the back of the house which gives us an extra room downstairs which we use as a dining room/gaming room for ds and dh. We didn't use the cheapest builder so could have maybe got it done a bit cheaper but we liked the builder we chose and he did a great job so didn't mind paying that bit more.

£300K - double story extension adding 2 bedrooms, 2 bathrooms upstairs & large open plan kitchen/diner, utility room, cloakroom, study & playroom downstairs.

My parents are paying 70k for a two story seamless extension, but they are also halving the attic converted at the same time.

I'm in the north west & currently having a wrap around extension (single story across the back, double stories at the side) - we are also having all solid flooring dug out to put underfloor heating in, all roof replaced, vaulted ceiling in new master bedroom with ensuitr etc. Paying £85k.

I don't think SE / NW matters, my sister paid a similar amount per square metre to us - precisely those 2 areas - it's really about the little pocket you live in & demand for builders. Crazy here (NW) as very few people can afford the next ring on the ladder so extend what they have.

We've just done a double storey extension on a 30s semi - worked out about £2k plus VAT per square metre (not the foot print - so if you go out 8m x 4m a double storey is adding 64 sq m) for plastered shell (including windows, initial plumbing, electrics, heating etc). Our neighbours had a single storey at the same time. That worked slightly more expensive per square metre (they said £2,200 plus VAT - that is obviously the footprint size).

Kitchen, bathroom, flooring, bi-folds plus fitting of all those, decorating all extra costs.

Quoted 1200/sqm for ground floor and £1000/sqm for first floor.

Theory being more work to be done on ground floor.

Okay, so my initial thoughts about price aren’t out of the window, and I now have either a DP for sale, or a DP who needs to work extra hours whilst I find a promotion Grin Wink

I bought my two-bed semi-detached for £83k four years ago. I could probably just buy a three-bed for less than it’d cost for my extension 😩

I'd speak to a builder & get some quotes before you give up - some of the prices on here are mad!!

I agree, get quotes. But I do agree a price 4 years ago is likely to be unrealistic now, (good) builders are inundated and the price of materials has gone up massively recently too.

But be careful when you get quotes - the 'back of a fag packet' approach might mean extra costs down the line. Some builders will quote with VAT, some won't, some will include plumbing / electrics automatically, some sub contract those things so quote separately.

We are in the south. Had a 2 bed semi with garage at side. Garage was demolished, driveway redone and had a utility room, cloakroom/toilet and playroom downstairs. Upstairs had 2 additional bedrooms. Sunroom floor was raised, new roof on it and bifold doors. Whole roof of house was redone with new liner. This came to around £70,000.

Being NW probably will make a difference. I’m SE and was quoted GBP50K for 4x8m single story but with pitched roof to front and catslide roof to back to fit with the rest of the house. That was with virtually no work to be done to the inside of the current house (like wall out etc) as we would have used current door to outside as the door to the extension. It was also by a friend who was keeping labour costs as low as possible. Because it was for the DDs studio for art and music, and therefore wasn’t essential it was connected to the house, in the end we went for a fully insulated/plastered/vaulted ceiling ‘log cabin’ that is 4x12m and fully decorated out came in at just over GBP20K. It’s fabulous, so glad we did that instead of extending. Guess that might not be viable depending on what you need it for though.

SE. Double height wraparound extension including new windows throughout house and bifolds. Around 200k total cost in the end. Windows were 20k as we wanted very specific ones.
