To ask how much you paid for an extension?

I’m posting here more for traffic really.

How much did you pay for a house extension and what was the size?

I have no idea where to even begin. My house is a modest two-bed semi-detached. It has a driveway that goes alongside the house, and I want to build outwards on to that driveway to add an extra room downstairs and upstairs.

5x4m 1.5 storey extension on the garage (not the house) including mezzanine, shower room, power, plumbing, patio doors, massive velux windows cost us around £45k.

It’s worth having a chat to an architect too. They will know the price of most local builders based on what you want and may be able to give you a recommendation too.
Builders (good ones!) are often booked up months in advance, don’t forget to factor that into your plans too!

The log cabin idea is awesome! Alas, we’re planning to extend for having kids. Maybe he could go in the log cabin 🤔

Maybe I should think about a loft conversion instead!

The trouble is, my house now has a ton of equity in it, but because of the mortgage I’m on, I can’t release any for the next three years. So it’s either a case of save up, or wait.

You can roughly work it out by taking the value of your hours and dividing that by the number of rooms you have then that would be roughly the cost of a new room..

For example our house is worth around £150k, we have 6 rooms, that would work out £25k (which would be about right for our small house in SE)

Average loft conversion with one room is 30k and probably won’t add anywhere near that value to your home.
Could you have baby and save, then do the work in 3 years?
We have a 7 and 4 year old, they are beyond excited about building our “new house”. Especially DD as she has a room that fits basically a bed, she’ll be moving into our our room. We have had to explain to her we’ll be moving out though; she was very disappointed Grin

I'm currently in the middle of a single storey extension to the back of my house with a utility alongside at the rear of our garage. Will be just over £34k which includes rear bi-folds & 2 velux. I'm in Yorkshire.

We arw doing single storey 5mx5m ext, no fancy bifolds, but knocking down external wall so need steel rsj. Flooring in new bit and existing kitchen (same size) new kitchen and utility cupboards but no new appliances and a small patio laid. 45k
And that's not high end spec kitchen and no decorating

Again it depends where you are OP and the value of your house and similar properties. A £30k loft extension would add maybe £40k or £50k here if done nicely with ensuite etc. Look at sold prices in your area and the layouts.

Look on your local council website for planning permissions

You can view all the extensions for free

If there are any you like look of, read the documents and you will see the architect named on them

Look their websites up and ask some questions

If you are brave enough you could go to their houses and ask questions of homeowners

Once you have your ideal plans drawn up then you can get accurate quotations from builders SmileSmileSmileSmile

Or ask your friends, or work colleagues if they have had building work done

We're just coming to the end of our extension, 13 foot by 30 foot double storey. The actual build, plumbing, electrics, plastering, carpentry, fitting of toilet and utility room is £98k. We're in south east England. Carpets, flooring and supply of utility room units will be on top. We haven't touched our family bathroom or existing kitchen, which would have cost more obviously. We've gained a study, utility, cloakroom, family kitchen and two bedrooms. We're doing the painting ourselves.

Family kitchen = family room with bifolds. The cost hasn't been changed from the original quote, but beware of mission creepy... We're now getting quotes to landscape our front and back garden and do driveway and patio.

We've had 2. First we just had the shell built (so had to do everything inside ourselves - plastering, plumbing, electrics etc). It's very big (40 sq metres) taking our kitchen from 3.5x2.5m to 8x4.5m and our lounge has doubled in size to 7x3.5m. Including the cost of the kitchen itself, new windows, doors and rooflights, flooring and decorating it cost about £63k. Second was a loft conversion with 2 bedrooms and a shower room plus a new brick built porch (about 4m sq) and that was £73k. I am in Surrey.

I'm in the NW and had work done about a year ago. We had a complete new kitchen and extended out to creat a dining room which has double doors which leads to new decking. We blocked up the garage and changed this into a 2nd living room and added a utility room and downstairs toilet. We rebricked the front of the house as some bricks didn't match on an existing extension and we also had additional costs for piling and we had to completely redo the drains around the house. We spent 33k.

In the Home Counties. We had a 7m by 3m 2 story extension last year with new bathrooms, moved an internal wall, new windows and doors throughout, everywhere painted, new upstairs carpet, new downstairs flooring and a new kitchen. We ended up spending £140k. Eek!

You really need to have a reasonably detailed plan to get realiable quotes. Ours, 10 years ago, 2 storey extension, loft extension(requiring new steel beams) internal remodelling to accommodate new stairs and utility and cloakroom. Full rewiring, replumbing, new windows and doors throughout. Cost in the region of £80. Flooring and kitchen units were extra but fitting included, we kept the combi boiler but got new radiators throughout as well. Semi-detached in Cambridge, happy to recommend my builder.

I think it depends a lot on things like access to the site, quality of original building to deal with, etc. We are just finishing a single storey (1st floor build on top of existing single storey extension) of 3 by 4m, and have spent around £110 thousand. But that has included practically rebuilding the original extension as when work began we realised it was very shoddy workmanship, moving the bathroom to the other side if the house, all upstairs walls and ceilings moving around, full rewire, connection to mains water, new wc in what was downstairs utility, before doors downstairs and some fancy wraparound windows in the extensions. We were estimated £35 by the architect when drawing up plans, so got a but of a shock when getting quotes. The quote we went for wasn't the cheapest, but not the most expensive either. So it's not just the Sq footage, but all the facilitating work, and any fancy finishes as well that you need to consider.

We've costed a 3foot by 2.5 foot self build 'extension' (more substantial than a conservatory, but will still be mainly windows, will have a proper roof) at around £2500 including boxing around and adding an access pannel for a manhole cover. There will be a few equipment hire charges on top of that, we know somebody who flips houses who has some bits we can borrow, and he's going to put us in touch with some of his contacts who we may be able to hire from cheaper than using a proper hire firm.

We've made some brutal sacfifices to keep the costs down, including manually digging the foundations, and buying concrete left over from somebody else's project which we're literally going to transport a wheelbarrow at a time from 6 streets away. Fun when we've not even closed the sale on the house yet and I'm already 21 weeks pregnant and have a 2 year old!! buries head about the sheer hell that this move will be
