To ask what % you paid your estate agent?

OK, I know lots of us (including me) are renting, but I've just been having a chat about estate agents' commission and how much it varies.

Someone just told me that "nobody pays more than 1% these days". I know that some EAs ask for as much as 3%.

How much did you pay when you last sold a house?

1.5%

I think 1% is standard but maybe it’s different in London where house prices are so much higher

Online is cheaper i think, but not sold a house in 12 years, remember it being a lot back then though. not much help i know, but good to shop around. easier these days too with the internet.

0.5% in a very competitive market. One agent offered to do it for a fixed price of £4K. We sold the house for nearly £900k.

2% for what we just sold in Chelsea - couldn't get an agent to budge below that; it's almost like they all check each other's rates ! More if you want joint agency.

It's about 1.5% where my family are in the north west, I think.

Just sold a house and commission was 0.75% plus VAT. It was an EA who had just set up and they worked so hard for the money. If it helps, I wouldn't want to buy from someone using an online agent, they do so much to oil the wheels after the sale is agreed.

We paid 0%. Foxtons had just opened a new branch where we live and did 0% off for the first 6 months to get themselves profile

We’ve just sold a property (not in the uk) agents here charge 5% plus vat 😮 we negotiated down to about 3.5%

im in a contaract for 1% - one of the ones I invited to value dropped form 1.5 to 1%.

I have seen boards advertising fixed sum fees of £995 - bear in mind the average 3 bd semi where I live is around 450K so that represents a fee of approx 0.20%

my friend has just moved and used an online agent, she said it wasn't too bad, the solicitor she used had it all online too in a hub and both and her buyers used the same solicitor as well , which i didnt think you could do but you can if you sign a waiver or something. a few hiccups and she said it wasn't totally perfect, but okay. cheaper than using a regular agent i think. good luck , all sounds very complicated these days.

Fixed fee at £1200, bricks and mortar estate agent. Was just over 1% for us so very competitive.

Bluelady, estate agents do very little to oil the sale afterwards, other than facilitate communication between seller and buyer (in which case they could communicate directly otherwise!) it’s the solicitor that does all the work once the process is in motion.

0.7% in Edinburgh is the standard it seems.

You should aim for 1%, which would be a good deal. We paid .75% on our last two. MSE has some good advice on negotiating estate agent fees.

Set fee of £1500 or "£1200 plus VAT" as they called it. There's no option not to pay the VAT so just tell me the price!

jessikita - our experience of an online agency was that they did less than nothing. It seems (if everyone else is teling the truth) that they didn't pass on communication from our buyers' agent, but didn't tell them they weren't going to. Our short chain - where everyone was very keen and committed - came incredibly close to falling through. It was saved by a (traditional) agent further down the chain. In desperation, he found our contact details (from when we had got estate agent quotes!) and cold called us! Very irregular, but it saved the chain.

I think it's likely that the online agent's poor management of our initial viewings (and the resulting delay to getting a sale - in a market which was falling where we were selling but rising where we were buying) probably cost us at least what we would have paid a traditional agent.

Never again.

0.75%, their standard is 1.25% I think, but they had sold several properties for my sister and were aware it was an estate sale after the death of my parents so gave us a reduced rate.

Having bought and sold a few houses, the agent has been crucial in nursing the sale through NOT the solicitor.

1.5k flat fee.
