To ask what % you paid your estate agent?

OK, I know lots of us (including me) are renting, but I've just been having a chat about estate agents' commission and how much it varies.

Someone just told me that "nobody pays more than 1% these days". I know that some EAs ask for as much as 3%.

How much did you pay when you last sold a house?

Onlyglowingslightly - wow that’s an awful experience!

I think agents are useful for marketing and getting a buyer etc but I find them not so much use afterwards. And I dispute they “do a lot” after the sale has been made. It’s only because a lot of people are uncomfortable speaking directly that they can help.

0.85% + VAT last year, East Anglia.

Then we'll have to agree to differ. In buying and selling several houses in the.last 20 odd years, the agents have done a huge amount of wheel oiling. A good agent is well worth the money and we wouldn't buy a house marketed through an online agency.

We try to negotiate to around the half a percent or a set amount so I sold a house a couple of years ago for just under £400,000 and negotiated a flat fee of £3000 including VAT. Here in the Southeast houses are quite easy to sell so I see no need to pay an agent 3%.

We will! To me it’s the solicitor that does the work. When push comes to shove they do the conveyance and the process is reliant on them and what they do. Agent said are great to the get the sale and market it but not so much afterwards for me.

The estate agent merely makes a few calls (and only if needed) that you could do yourself if you wanted too.

But it’s great your experience for the after sale has been worth it.
