Worth checking whether the proposed HS2 route will affect the Garforth and Swillington houses. Also any proposed nearby road closures whilst it's under construction and how this may add time onto your commute. You could probably get nice a 3 bed semi detatched in that sort of area for the £125k mark. I would always go for the most space you can afford, 3 beds will generally be a bit easier to resell than 2 beds.

So, one is more sensible because it's bigger. But I'd have to tear out those fitted wardrobes.

However, I wouldn't have either of them.

Have you been to see them yet? Is there nothing else available in your price range and area?

That third one is OK. I hate the bathroom and if that kitchen floor is real stone, well it's personal preference but stone floors in kitchens are a royal pain.
Also, is that a fake/gas 'woodburner'? Shudder, that would have to go!

Other than that, I prefer it overall. I'm never very bothered about outdoor space. But I like to know I'll be able to park when I get in from work.

The second one must be in a better area as it's ££££ more and smaller.
Do you know both areas OP? Are they nice? What about schools, particularly primary?

Number 1 would be fine for a young family and you have the potential to add value. Location is really off putting though.

And the layout of the living room looks awkward with the sofa under the stairs....it feels like a corridor and without seeing it in the flesh I don't know how easy it is to change.

Number 2 is lovely, I think, but maybe a bit wee for a young family - you would quickly outgrow it.

I like number 3 but think there is little you can do to add value to it. Being on the road can be problematic especially with small children. And no station - how much extra hassle will that be?

I think I'd keep looking.

I need to move up north. You get so much more for your money! I like number 1, yes it looks a bit dated and needs redecorating but the extra bedroom would be a massive plus for me and I think that the garden is bigger (I may be wrong). For the £12,000 you would save you could definitely do it up and surely you would want to redecorate number 2 a bit anyway so there would still be added expense.

Sorry, didn't read the thread. Number 3 definitely. I didn't noticed if the other 2 had driveways but the fact that number 3 doesn't would disappoint me a bit. You may not drive though so might not bother you. The garden is a bit on the smaller than the others but this will make it more manageable. I don't currently have a garden so I'd take what I could get!

I thought that was Lino Wips, from the way it goes up the kick boards by the cupboards, but it does look like carpet. Out of the three, I prefer no.1 for the space, the nice big garden and the way it backs onto a field (though I'd be checking that there was no chance of building on that land)

(Again, sticking with the rider that I don't know the areas and am only looking at the house) There is no way I'd pay £145k for 3, over the £127.5K for 1 though.

Like Dixie - I'm still waiting for someone to explain what is so terrible about the decor in House 1 though - all this 'ripping out' and 'doing up' that people are talking about Confused

It’s no wonder people find it hard to choose a house if things like fitted wardrobes not to their taste put them off. I wouldn’t fit them myself, but when looking for a house you need to look for potential! There is nothing wrong with No. 1 - it doesn’t need gutting or a new bathroom!
Look at the space - buy as much as you can afford.
Look at the area - is anything in Iwan deal breaker? Industrial estate may not be, depending on the traffic access.
