1st time buyers.

I think it has potential but would need a bit of redecorating and a new bathroom etc!

If you are first time buyers then the idea is to add value . You could do that more with house 1 than 2 . Just getting rid of the furniture and weird colour scheme would add a couple of thousand Smile

Were from the same area I believe (I'm not far from Osset and commute into Leeds daily)

The osset house is gorgeous. Lovely area, good schools, very close to m1 and m62 for travel (takes me around 35mins to get into work in Ls2 leaving at 7.15-7.30am) BUT Garfoth is very desirable and has the added advantage of a Leeds postcode when it comes go selling in a few years. Garfoth has really good schools and transport links and is Probably more suited to family life than property 2 in swillington

@StinkyMcgrinky we live in Horsforth currently but it’s completely the wrong side of Leeds for commuting to Pinderfields and Bradford, Wakefield and Leeds... :/ it takes so long to get to work! A friend of our recently bought in Garforth and that is swaying my DH to go for it, but we also have friends in Ossett.. however there’s no train station in Ossett or so I’m told by DH who commutes mainly by train. But we could get so much more for our money!

On face value only because I have absolutely no idea on good/bad areas in Leeds No 3 is my least favourite. Why pay more money for a house when you can do it yourself for half the cost. You need to buy one you can add value too and not pay extra to line the pockets of someone else who has clearly property developed it beyond greyness. Number 1 is still in the lead for me.

First one without a doubt. It’s bigger, so when you do come to sell it will appeal to more people, secondly in the bedroom on the second house I’m not sure there’s even space to get into bed, without having to crawl in from the foot end Confused.

The first one needs a small amount of decoration, nothing that would stop you from living in it, and you would arguably redecorate when you move in a new property to begin with.

First, the second looks too cramped and dark. The first house would need redecorating and flooring but tbh most people want to do that in a new house anyway.

First one nicer and better investment IMO. But if you want DC and to live there with DC school location should be a massive factor in the decision.

No train station is a huge disadvantage.

I think you're being wooed by the owner's 'presentation' a bit OP! Look past the furniture ( it's not yours) and decor (easily changed) and try to imagine empty rooms!

Look at the room size, position and proximity of the house in relation to neighbours, traffic, schools & your job...

I can see why you like the 2nd one but it looks like it is on a main road and for me that is a definite non starter.

The first house looks like it is in a quiet location and has potential. Both ticks from me. Also it is £13000 less

Btw, Why is there only a half shot of house number one from the front? Always raises suspicions! Yes it looks nice from the back but what's wrong at the front?

What?! I can only assume you live North of the country. Houses like those where I live would be costing 250k and up. Both are fantastic value in today's housing market. You'd be lucky to get a 1 bed studio with no garden and road view for less than 200k here.

What is going on with the back garden in no.2? It says the garden is to the front and at the back is a storage shed? That is not particularly good if you want kids, playing in the front garden is not as safe as a nice secure back garden. I would say no for that reason, to me the garden is almost more important than the house!

Is one of them in Garforth? Have you checked the most recent HS2 plans in relation to Leeds? I'm sure Garforth is in line to be affected by that.

I think you’re being swayed by the pretty photos in the third one. No front space would put me right off.

The OP asked for opinions. Personally I would not buy either of those properties, especially the first one next to an industrial estate.

And I don’t live in the North, but feel the OP could do better for that money. No harm in waiting if the options available aren’t good. Probably not a good time to look - in the new year larger selection of properties come on the market.
