To ask - private landlords and people on £50-80k - are you worried?

Just that really.

Shock election result. I have a couple of BtLs and earn within that bracket so not particularly high but live in London. I have a ball of tension in my stomach at the thought of Corbyn and all the uncertainty of a hung parliament.

Anyone else scared? Or is the whole of MN rejoicing?

Not worried at all. Why would you be? We all come here with nothing and we all leave here with nothing. Who cares what the kids get. They should make it happen for themselves.

I would be more worried about the poor using food banks than people with investment properties.

Jeremy Corbyn isn't PM. You got what you wanted, he can't raise taxes and TM will continue to screw the people who need support most of all.

I am really pleased, I have dc in private school, use very little of state resources (including healthcare) and at the moment, we earn a lot.

I voted labour,I also think that tenants get treated badly by a lot of landlords in this country and it affects the lives of many children and their education.

Plus I did it for the foxes Grin

I'm pleased because I'm hoping the bloody nose the Tories have been dealt means we'll get a soft Brexit and less austerity. It definitely means TM does not have a mandate to do whatever the hell she likes at the expense at the rest of us.

I think Labour has done astonishingly well and I'm greatly heartened. We need a strong, credible opposition to hold the government to account and mitigate their more awful policies.

What moanyoldcow said. You will be using public services, all of the time. It's just maybe the ones you are using aren't affected by austerity yet. Chin up, worst comes to worst you can sell your couple of buy to lets and struggle on through with your much higher than average salary and associated benefits package.

Ah yes, the usual MN 'sell the properties' response Hmm . Because on MN, tenants are ready to purchase property if only those BTL landlords would sell theirs at a low price. So you wouldn't be making them homeless if you did sell, you'd be giving them an opportunity.

I am always mystified by this attitude on MN, where is the funding going to come from for all these rental properties (and some people either need or prefer to rent) if it's not private landlords?

I have a house I rent and also earn well.
Tenants rights should be increased and I think landlords should be taxed more and take more responsibility for their properties.
The tories have improved things but much more is still to be done.

I'm a Labour voter-lifelong- a landlord and fall within that income group. I'm delighted at Labour's performance and would have loved them to have won.

I'm in Wales, where we already have legislation to regulate landlords.

Not sure it's made any difference yet.

A friend -another landlord-has just lost £8000 of income thanks to tenants defaulting on rent and leaving her property in a terrible state.

There are bad tenants as well as exploitative landlords but you don't read about them on here.

I am foreign, this is a genuine question. I am starting to think I misunderstood the result Confused

I was scared about a number of Labour's proposals and when I saw the result I thought good, now they won't put these in place AND as an added bonus, the "hung parliament" means it will be difficult for Tories to do their most extreme measures, ie we will have a "soft" Tory government.

Where am I wrong??

Weve got a paid for place we rent out to great tenants. Weve just spent half the years rent doing up the rear garden so any upgrade of tenants rights would still be less than we do anyway so no im not worried at all. If our tenants left we'd probably sell though because the hassle now is getting almost more than its worth

Our family income is similar and I am relieved that the Tories do not have a majority but would have preferred a Labour Victory.
Certain people to the right clearly believe Labour supporters are on benefits and watch Jeremy Kyle all day.
But it is simply not true.

We fall into that bracket and we both voted labour. Tenants need more rights but the system must change which will also benefit landlords. For instance, I will probably have to evict my current tenant as we plan to sell. We'll have to do this because the council won't help her unless we do this. I don't think that is right. If we have served notice, the end date should be sufficient, rather than this rigmarole. Obviously we need significantly more social housing.

So sick of the 'but I always give my tenants long contracts and low rent increases, so tenants don't need any increased rights' argument.

You know full well you don't have to act like this; that you've got free reign to limit your tenants' terms to 12 months (or even shorter); to sign with an agency who charge tenants for huge contract renewal admin fees; to dramatically increase the rent at the end of each term and serve notice if the tenants can't afford it; to sell the house, probably at a large profit if you're in the SE; to drag your feet on repairs and maintenance and hold non-renewal-of-contract over their heads if they complain.

Tenants don't need self-styled 'benevolent' landlords who congratulate themselves of their loveliness, but oppose increased regulation. They need more robust legal rights.

And YY to what everyone's said about the danger (and stupidity) of a business model reliant on rock-bottom interest rates. How dreadful that you might have to sell one of the two houses you don't live in, or perhaps rethink the private school or private medical care! If it comes to that, hopefully there'll be a government in place that actually gives a shit about state schools and the NHS, so you might be okay.
