To not understand how social housing is subsidised?

I live in a housing association rented house.

My rent is £420 pcm, the house is valued at around £120,000. The house was built 15 years ago and was worth nowhere near £120,000 at that time and I doubt it cost near that to build.

I've lived here for 10 years so I've paid around £50,000 in rent. If I lived here for 25 years I'd have more than paid for the value of the house. Over 50 years the rent will have doubled the cost of the house.

In what way are these properties subsidised?

Threebedsemii - you're telling social housing posters on here they might need to start paying market rent for the houses but won't explain why.

I am clueless as to where Mrsjamiefraser is getting her info Hmm. However, it is correct that pay to stay is coming, this will not affect those on benefits. It is part of the Housing and planning Act 2016 that passed in May this year.

Those earning over a certain amount will start to pay an increase up to and including full market rent, dependent on just how much over the thresholds they earn services.parliament.uk/bills/2015-16/housingandplanning.html

None of the final details are in place, the systems that will be used to determine who will be impacted. It's also worth noting, this money does not go to the local authorities, but to central government.

It will be for tenants who earn over 40,000 in London and 30,000 elsewhere.

Kind of name it will apply to council tenants earning just £15k a year, hardly high earners.

Social housing is no longer secure for new tenants! The Government got rid of the 'house for life' secure tenancies!! Most tenancies now are flexible and have to be renewed every so many years (can be 2 years, 5 years or whatever).

User- pay to stay is currently optional for housing associations.

So it's on a sliding scale then rather than just bam. You earn 30.000 now pay full market rate?

The RSL/RP gets given grant by central government or the local council to build them. The same organisation occasionally receives (some) grant to be run. Sometimes the RSL/RP goes into debt to build some properties - your rent may in part pay for that debt to be serviced.

My Parish council were gifted 14 houses by a wealthy man in his will (think landowner/lord) and the terms were that they were for the working class from my village and the rent will remain minimal. They were then passed over to a HA.

I hope this won't affect me because I'm beyond poor and wouldn't be able to afford it.
