AGL I work with children leaving care and housing. Not in the UK but the issues are the same. Your worker and you need to do two things. Convince the LL that they will have no issues with rent, damages or neighbours. That means excellent, glowing references and if the worker can guarantee rent and condition if there are issues at the end that would be great. The other thing is to work on the LL as a human. Make them see that they are helping an excellent young person on their way. That means charm. Which you clearly have. Is there a Pink Pages or similar since you might find that LGBT LLs might want to help a young gay man, even if you are a teenager!

At the moment we're trying to simply find an estate agent who will take me, never mind the landlord! It does work in my favour though that Derbyshire County Council pays my rent while I'm at university. If we can get a viewing I can then meet the landlord and explain how I have no life am not a party person, I'm a quiet lad. When you say references, what do you mean? Like from the staff here? And I will try my best to turn on the charm, but whether it'll work... I had a quick Google but didn't find anything like the Pink Pages :(

Guaranteed rent is good. References would be anyone that can vouch for you. So staff, tutors, neighbours. Anyone who can tell a landlord what a great tenant you would be.

Letting agents are annoying because they are gatekeepers and won't make allowances. If you are just getting turned down because of your age does the human rights legislation apply, I wonder... Might be worth a try. Any youth and/or LGBT housing associations in your area?

Your worker is probably far more experienced than me in this area though!

References are certainly doable. Sadly there's no such associations close enough :(

That's a shame. I know that here in Canada, if a LL was turning you down solely on age, they would be in breach of the human rights act. It maybe doesn't work the same way in the UK but worth a Google. If it turns out they are in breach some subtle nudging from the worker might get your application considered.
