To be pissed off at having just seen my tenants spending a load of cash whilst they're behind on rent?

I am fed up to the back teeth.

This is the third month now where they're falling behind.

(I know them by their appearance and we have a mutual friend on a social networking site)

I have just seen them paying for a spa and no doubt it'll be up on social media next week (they like to brag and display all their newly acquired gains in Instagrammed glory.)

Next month my kids won't have the birthday parties they wanted because I'm subsidising these idiots living expenses and incurring charges as for their late/part payments. Angry

Has anyone managed to get tenants out despite then not being 2 months late on rent. The Lettings agency have told me I'm stuck with them . Can I fine them?

They got a 12 fixed contract in January and surprise-surprise they started to default from day one of it.

I'm so upset.

The whole industry needs a huge overhaul.

A thousand times this^ been saying it for years. The system wrt private letting in the UK is not currently fit for purpose. It needs massive overhaul and serious regulation including (sorry, but its true) the lending for BTLs.

the interests of the letting agent are best served by playing the tenant off against the landlord to extract as much profit as possible from both parties

Yanbu. You wouldn't expect to be given your food in Sainsbury for free so why would a tenant think it's ok not to pay?

If you're referring to me you don't need to speculate about my renter status - I have already said I rent from a landlord. I'm a bloody excellent tenant but I have had some shitty times in renting and the common denominator is amateur landlords.

There will be good and bad of everything - landlords, tenants, drivers, horse riders....but in this case the tenant is totally wrong not to pay their rent on time. I don't understand why anyone would defend that.

Littlerred, it's not the defending of tenants not paying. That's horrible. My parents dipped their toes into landlording and it happened to them twice. They lost a lot of money (that they couldn't afford, it was their first ever property they owned in their early 50s, bought with inheritance) and it was miserable and stressful. Thankfully they realised it wasn't their game.
The thing that people find grating is the lack of knowledge of the law and responsibilities of landlords. A landlord must be prepared for tenants to be twats and have contingencies in place. Being shocked and surprised when tenants fuck about is as sensible as a tradesperson being shocked and surprised when a client pays the bill months late or similar. Landlording is a business and the entire system sets it up so that people go into it completely blindly and with emotional attachment to their properties.

Yup that pretty much sums it up.

Some people on this thread are so fucking entitled, it's ridiculous. No one owes you a home. Go out and buy your own home, if you don't want to rent. Do what you have to do to get there. Ultimately you have to pay for the roof over your head. Either pay the banks for a mortgage or pay your landlord rent it's not difficult!

I could have done without an inheritance, my Dd's would have rather had their uncles and grandfather. DH would have rather had his granddad here too. I bought my first flat at 25 without any help, I saved hard and went without to get there. We now have a small portfolio of properties which cost us a small fortune to maintain. If one of my tenants decided not to pay any rent, I'd be livid. I'd use whatever legal means available to get them out sharpish. If a tenant had an issue with paying rent, sorry but that's not my problem, I'm not a charity.

I've rented for 10 years. 4 landlords. 3 wonderful. 1 entirely neglectful (funnily enough the only one that used a letting agent) 3 BTL investors, 1 letting for a year to save for wedding while living with family. current landlord is fantastic. Couldn't ask for more off her. Never been late with rent. even during the 3.5 years with appalling landlord, urgent repairs left undone etc. I paid my rent on time every month. Believe it or dont believe it. Makes no difference to the truth.

And who has defended not paying rent?

Hands, thankfully I haven't encountered that situation yet. I hope my tenants would discuss it with me as soon as they got into difficulty.

Unfortunately the bottom line is the costs of each property still need to be met. I wouldn't allow more than two possibly three months grace period. After that if they weren't able to pay the rent they'd have to leave, simple as that.

In any case there's insurance policies for this kind of eventuality. I have one and so does DH. It is not a landlords responsibility to provide free housing to someone who isn't able to pay their way. Harsh but true.

Just GET a house if you're sick of renting, just buy? What's stopping you? Clearly you are not working hard enough to just GET there and BUY that house.
Do what you have to, work harder and earn more money. Stop paying all the necessary bills, stop living month to month, stop feeding your kids, just do what you have to do.
