To think this is tiny

How big is your house?

I've just been offered a 2 bed house to rent, the lounge is approx 12 x 8, open plan to diner, 8 x 8 and the kitchen is 7x8, no seperate hall, the stairs are in the lounge, there's also a large fireplace taking up a chunk of the living room. Is this really tiny for a 2 bed house?

it depends - if it is just for you sounds fine.
if it is you and dh and 3 dc bit of a squeeze... but if it's cheap then you will manage .

Lived in a one bed flat (big enough for a double bed against the wall, one chest of drawers and a wardrobe, kitchen and lounge in one room which was was tiny and tiny showerroom so can be done however you have to have no stuff and be tidy!!!! Not sure i could do it for too long. Delends how many living in your 2 bed house. At least you got outside space.

I loved my tiny 2 bed when it was just me and dh, it was so cozy. However

Op can i add our 1 bed flat was the most relaxing places we ever lived in as tbh it so small you had to relax. Housework was very quick. However i know it was only for 2 months so treated it as a holiday home.

Sounds like the two bed I used to live in, except the kitchen was 4x8 and it had been totally knocked through, so all downstairs was one room with open plan stairs.

I loved that house!

It's a housing association property so will be long term. It's me and two children, the garden is just large enough for a rotary washing line.

How big are the bedrooms?
what other options do you have? Will you be offered another property if you turn this one down?

Does sound small long term. What happens if you turn this one turn. Will you be offered a other larger one. Where are you living now. Can you see a neighbour of same size and ask how they manage. X

Don't know yet whether I can turn it down, if I'm able to I'd just go back to the bidding system. I'm currently in temporary accommodation and owed a homeless duty having fled dv (actually in a really nice flat at. The mo) I'm also not sure about this house as it's only 30 miles away from my ex and feels a bit too close. I've only seen it from the outside, it's currently empty and has been formally offered to me so I've had a good nosey through the windows, still waiting for a viewing.

Where are you living at the moment? If you're in nice secure accommodation, agree it's small rooms. If you're in a B&B, it sounds a lot better.

That's bigger than my house with me, DP, a dog and two cats. Grin

It's small though with 2 children. Are they still ok to share?

I was in the same situation, I think you have to take any house that is offered? I can't remember now, or maybe you have 1 refusal Confused. I was offered this house and they said I could reject it, but that was because it only had a disabled shower rather than a bath.

It sounds as small as my sisters old house, which suited her, but she only had 1 child. Good luck anyway, and even if you do have to take it, you can look at exchanging in the future Smile.

The offer letter should tell you if they will discharge their duty if you turn it down.

It's bigger than the flat we live in...me, DH, two DDs and a cat. Our kitchen s about 9 foot long by 5 wide. No diner. We have a sitting room in which we have to eat, watch TV and generally live. The bedroom in which DH and I sleep is too small for a double bed so DH had to build one within it!

Since it is a HA property OP I would grab it with both hands. Why would you even consider not taking it? I have a HA flat and feel fortunate...we would have LOVED a house. Unless you're in an area with tonnes of social housing it would be very unwise to turn it down.

I don't think it sounds small. We have similar size with a large family in it. It was expensive to buy.

i cant visualise but take the flat! it will be "yours" and clever storage and a declutter will make it cosy. See this as a positive.

after a while you may be able to exchange.

I lived in a similar-sized house for 4 years, with a housemate plus two boyfriends there part-time. You have to be disciplined about clutter, and keeping it tidy, but I actually get nostalgic about it. It was snug and cosy, super easy to clean, cheap mortgage and cheap to heat, and I cried like a baby when it was time to leave it.
