Just that, really. Does anybody have tips for parts of London that are still relatively affordable but might regenerate over the next few years please?

My young cousin is looking to buy a flat somewhere close to central London, budget is under £200k.

West Thamesmead. Close to the river, lots of green spaces and canals, not very rough at all (unlike central Thamesmead - a very different kettle of fish but people get them confused). Trains from nearby Plumstead six an hour peak, millions of buses, and Crossrail at nearby Woolwich due to arrive in a few years. DLR is at Woolwich too, and the O2 and Greenwich are a quick bus ride away. There's masses of regeneration in the area, loads of new flats being built around Woolwich, and Woolwich town centre has had a lot of money invested.

I would caution staying away from the flats by the river in West Thamesmead (Arsenal ones are fine) though as they're well known for fraud. But the houses more inland are still relatively cheap and the neighbourhood fine there. Excellent primary school at Heronsgate too if needed.

West Thamesmead gives all the benefits of the amenities in Woolwich whilst still living in a relatively pleasant area. It's a bit of a hidden gem in terms of value for money. I lived there 9 years quite cheerfully, and I am originally from Cornwall, so my standards were pretty high!

i used to live a stones throw from Selhurst Station which has good transport links to Victoria and London Bridge. The area is a hole tho. But if you live near the station you never have to go out locally. Same with Norwood Junction and Thornton Heath. I sold my lovely huge 1 bed ground floor garden flat there 2 years ago for £127k.

Cripes - just looked online and the flats on my old road are going for £170k now :( What a difference 2 years makes - we couldn't give it away and ended selling at a loss. hey ho

Shamelessly adding my question re: London real estate here. Is Stoke Newington remotely affordable these days? Considering a move back to London in a few years and always thought this could be an okay area (previously lived in Islington & Finsbury Park areas when I last lived in London).

I was going to suggest forest gate which is where my friends are looking who have been priced out of walthamstow, leytonstone and Leyton.

Forest Gate prices have rocketed too... Semi OK flats selling for £300k when a year ago they would have been £200k. They have a craft beer cafe, trendy pub etc.

Croydon is pretty good and supposed to be regenerating soon, partly due to Westfield plans. I would recommend it to buy, not sure about rents.

In z 5 (East Croydon stn) but very fast links.

I was afraid affordable real estate in Stoke Newington would be a fantasy thesedays. Oh well, i guess it's time to consider commuter towns with good rail access to London.

Croydon.... great value and East Croydon is like having a tube station on your doorstep. 15mins to London Bridge and Victoria, trains every 6-10 mins.

New Eltham, parts of Orpington but you have to do background checks of areas that you are considering. A bargain might be because the area is not great & if she is living by herself than security has to be considered too.

Can she not rent for a year to test out the area & I think the prices might come down a bit too. I looked at a house & it needed complete renovation pkus a new roof & it was on for 400k. It needed 100k worth of work to make it habitable in an area where the cheapest house is 650k. So a bargain but still not affordable for ordinary folk like me!

You'd probably manage to buy a house for that amount in Dagenham. My flat is soon to be on the market for just over half that budget.parts of it really aren't as bad as you'd think. Zone 5 on the district line so around 35/40 mins to bank/monument station.
