To want to take vengeance on the horrible cow who is buying our house

she has waited until two days before we are due to exchange to decide she isnt prepared to pay what she had offered, she's reducing the price and we have had to go with it because we are so far committed.

The estate agent shared her reaction, she was basically laughing at us. Clear she planned all along this last move.

Feel gutted and a bit shocked that somebody can have no morals whatsoever. I know it's business but honestly what a cow.

Should let it go of course but just consumed by anger at present and keen to trash the place before she moves in. Bad idea though right?

Another vote for calling her bluff here. She's already spent on surveys etc so she's won't want to lose that. She's trying it on, don't let her.

was going to suggest prawns under the floorboards but i see whatwouldfreddiedo has beaten me to it.
a pint of milk on the hall carpet would also go a long way.

We had this happen to us. We said no way were we going to let the buyer behave like this, and they did pull out, but we were lucky - we got another buyer straight away at the same price who was much nicer so it didn't hold anything up.

I'm surprised by the estate agent's reaction - after all, her behaviour will lead to a reduced fee for the agent or even a lost sale!

I agree with all the people above - put it back on the market immediately and tell her you're doing this, refuse to accept her deal, sit tight and hope for the best! And even if she does back down, tell her it's staying on the market until you exchange because you no longer trust her.

This happened to my brother, they droppped it by 15K and he said if they don't call back agreeing the original price with 10 minutes, the house price will go up by 15K!! Worked a treat, suddenly they 'found' the money...

I wouldn't accept this. House prices are rising, it's no longer a buyers market - go back on the market immediately.

Agents are only interested in keeping properties turning over. They are not working for you, as seller, however much you may wish they were ...

The purchasers of my first flat tried to reduce the sale price the day before exchange by 30k. I was 7.5 months pregnant. I told the estate agent to put the flat back on the market and refuse to accept an offer from the original purchaser.

My solicitors had a groveling call from the other side within hours claiming it had all been a big mistake and the sale went ahead.

Erm, the estate agent is your agent, obliged to act in your best interests.

I would no way accept the reduced offer and call her bluff.

Right, you can either take the high ground/cut your losses and just move out and move into your lovely new home. OR you can give this cowbag a taste of her own medicine. My vote goes to the second option. If it's buy-to-let she's probably going to have it cleaned and decorated a bit before it gets rented, so you'll have to be really sneaky about it.

I would block her as a buyer! Sell to someone else. Money isnt everthing.

Burberry, themselves of course! Or equally for the buyer or seller if you like. I'm talking about the reality, not the legalities.

Their main concern is volume of sales.

Leave no information about the heating system etc (the previous owners of our house left us a lovely note with all that kind of info on didn't mention the half arsed job they had done with all the DIY or the dodgy wiring though )

Can you borrow a friend's dog to use your garden for a few weeks?

To be honest penny seeing that you asked the question yes I do.

I have been in that situation and point blank refused to make myself a laughing stock.

They came back but if she hadn't I would have been prepared to lose the sale than have a twat walk over me.

Carpets aren't usually included in the sale so make them stink, if its a buy to let chances are she wouldn't have intended on buying new carpets!!! What a cow.

I think you should have rejected it. It is worse somehow that the buyer is btl.

However, it is easy for me to say. My future happiness doesn't depend on it.
