Moving house.....

Hello everyone.........
I'm selling our home and we have had it valued at approx £300,000 less than what it cost and with work done. I would like to know where I stand on a few things . My cooker is free standing and cost over £6,000 can I take this.???? I have 2 light fittings that I would like to take as these were over £5,000 and my curtains were mtm by Laura Ashley and I paid thousands as I have 47 windows.... I have only lived here for 18 months and don't really know how things work in the UK . Any advise pls

You can take anything you like with you as long as it is clear on the 'fixtures and fittings' list you fill out before completion. People don't generally expect free standing cookers/ curtains to be left. Nor expensive light fittings. Just tell estate agent to make it clear to buyers.

You can specify in the sale contract which items you're taking, and which you're leaving. The general rule is to leave "fixtures and fittings", but if you want to take light fittings you should replace them with plain fittings and make good.

If its been valued at that much less than you bought it for don't sell!
Just keep enjoying all of those 47 windows...

old lady I don't think you have to replace anything.
The people we bought from took the carpets and left floorboards.

I thought op meant it was valued £300000 less than they paid/expected. In which case I take everything except the bricks Sad Sad

No I paid over a million for the house, but the price is worth 300 thousand less than what I paid.....

You paid all that for a cooker and light fittings?

If you want to take lights then yes you'll have to replace them.. b&q won't leave a hole from the sounds of it.

Hmmm, tricky. Do you REALLy want to take mtm curtains that might never fit anywhere else?

By all means take things that you can use/ sell, as long as its clear in the agreement that you're taking them. But do question what you will do with them.

Surely the curtains are not worth taking as they are unlikely to fit your new house?

Why do you think you appear to have lost 300k in the last 18 months? Most houses have gone up during this time.

I have a very ill family member living in another country and I need to move. I'd never forgive myself if I didn't. I'm just praying and hoping things go ok.

And if you do have to sell then wait until you get offers as you don't need to decide on fixtures and fittings until solicitors are involved. It might take some time ...

Have you had it valued by at least 3 different estate agents?

Did you spend loads on it or has it actually gone down in the price you paid ? Have you had a few estate agents round? If it's a unique house try it higher first . You can market it at whatever you want . Worth a try ?

Could you sell the expensive bits and pieces then replace with cheaper ones then rent the house out while you're away?
Seems a hell of alot of money to lose.

Good grief.
Rent it out, until the market improves. Agents can handle the whole thing for you.
Rent will cover any mortgage you have, plus give you money to rent a proerty where you are going.
Presumably you plan to come back at some point.

Lunacy to sell at that loss, unless there is no other choice but to release the capital.

I think you're panicking atm. Stop, breathe and regroup.
I agree - do anything other than sell the house at that massive loss. Can you go out and visit the relative. see how things are first?
