My kitchen drawers are impractically shallow, so yes, I would look at the drawers as well, but ask first.

hahaha i am a tenant and they landlord has decided to sell so we have for 6 months allowed viewings. when we are in, if somebody opened my cupboards up I would have thrown them out of the house. we have decided to move out before the house has sold has we are generally feb up of viewing and crappy estate agents butt he landlord has decided to put it back up for let as well as for sale so now we have 2 types of viewings. if the house is empty look away if the house has people and their things in it be respectful. sure second viewing saying you would like a more comprehensive look through so know what to expect fair do's. walk in to my house first time and open a cupboard i will chuck you out.

Polystyrene was to try to 'protect' the cupboards from the damp in the kitchen from the leaking roof...
He had a polystyrene fetish. It was everywhere. Downstairs loo walls & ceiling were lined in polystyrene & then wall papered on top!

I'm completely obsessed with storage space so would be desperate to check eg depth of fitted wardrobes and cupboards, but would definitely ask vendor if there or agent otherwise.

The best I've seen on those lines was a place with madly patterned carpet, textured anaglypta wallpaper painted strong colours and artexed ceilings. That house made me dizzy.

Me too bog. If I am looking round your house, I will:

Open all doors.
Look in all cupboards.
Try the taps.
Try the showers.
Lurk at odd times to see what the traffic is like.

If I'm really interested I might even introduce myself to your neighbours.

Oh, and if I do buy it, I won't complete until I've been allowed to double check the house. Having been done over once, I won't ever let it happen again.

On the other hand, I'll be paying cash, I'll be flexible as to how long it will take to go through, and I won't ask you stupid questions about your carpet and curtains because I won't want them.

Yikes! We have a smidgen of polystyrene in one cupboard but I promise it's not covering damp and I didn't put it there!

Narked I have yes - all the houses on my road are different though and detached so hard to compare like for like. Think it's on for a bargain now as £20,000 under valuation but no biters yet Grin

Some buyers seem to think they can get a certain % off all house prices. Obviously there are sellers who are trying to get 2008 prices but if it's properly priced there's no reason to offer a discount.

We try and banish them to friends and relatives if poss but I crated them today. They were pissed off.

The viewers didn't seem too perturbed.

No I prefer to linger unobtrusively. Usually wearing sunglasses, with a mobile phone in hand, in a doorway.

20% is an acceptable ask in a shit market.

If they spent 45 minutes there and aren't serious they really need a hobby. Unless it's a 12 bed mansion that takes that long to get around.

No chance. I've bought a house before and discovered it full of crap the vendors left behind. It's good practice to look round before you complete, anyone reasonable won't mind at all.

It depends on where Scarah and on how realistic the sellers have been with pricing. Some areas are livening up now and prices have improved a fair bit since February. And if the price is for today's market then 20% is far too much. the ones that are realistically priced around my way have been going for no more than 2% under asking and sometimes a little over.

I did my best to get it sorted out, but we couldn't find the vendors and in the end I had to pay to get it taken away.

cupboards can hide a multitude of sins
at the back of one built-in cupboard in a house we viewed was the biggest crack you've seen in your life
and we've seen houses where you can see damp in the back of cupboards
so we will continue to look in cupboads.

I think the fairy land dwellers skew the averages. There's a road fairly nearby with a long stretch of very similar houses. House 1 is ok. It's selling for X. House 2 has a lovely new kitchen and a small extension and is selling for X + £20k. House 3 sold a month ago with a new kitchen and the same kind of extension for X + £20k. House 4 has the new kitchen and extension and is selling for X + £50k. There is nothing special about it. I'd be surprised if it's gotten people through the door. It's only about 7/8 houses down from a house that's nigh on identical and £30k less!
