Boots, why is it arrogant? Just a statement of fact, and it is you who have chosen to mention the value of your property, quite unnecessarily, now that?s snobbishness and unsuccessfully trying to impress. If someone rents a room, then that is precisely what they get. They don?t get a kitchen to use every bit of crockery and leave it all dirty for the cleaner. They don?t get a cooker which they can leave looking like they?ve prepared God knows what on it without cleaning it for a fortnight. But more importantly, presumably they are in your house, or other people are, and if they create hell, you will hear them and be able to stop it. It is also generally just a couple, rather than a large group. So please don't deliberately misinterpret what I say.

Onelastsoul I certainly wouldn't be the loser. Decent, well kept properties are never short of renters

OK, Fair enough I didn't see the last thread so can't respond to what was said on there. It seems though that the point FF and others were trying to make was that they are a bit careful about who they do business with. Whether we agree with the criteria they use or not, or how they express it, (the old thread I assume), the central idea is one we all stick to. We might just have different criteria, (or prejudices).

I actually got chucked out of the Ritz last month - I'd gone to meet a friend for "tea" as a special treat and I'd come straight from work in my (smart - ish) jeans and a jacket. No jeans = no tea!!! Blush

Trouble is Boots some of us do have a little palace that people are desperate to trash. My house is worth twice yours and I'll be crass and say the bank aren't part of it either. It has stood for 400 years and it would be good if it could do another 400. If I did not screen emails, phone calls and do as much research as possible I would be paying out hundreds of pounds weekly, in repairs, as I was in the early days of letting before I got wise.

Taking a damages deposit now ensures most of the time that it is returned damage free along with doing the above. Google map will just help me even more. If those extra checks fail and I still find a new arriving guest on my doorstep, being held up by a mate, drunk and slurring to collect the keys then I just don't hand them over. I refund their money, accept the loss and am thankful they are not in my house.

By the way, the HMOs in our region are always trouble, and often in the local papers. I bet you have to fully decorate your rooms after a rental term, Boots.

Hmm????HMO. Hostel for Migrant Outcasts? Not sure quite what it means, apparently! Other than that I had the misfortune to stay in one prior to being admitted to a London hospital a few years back. It cannot be compared in any way to a group of friends or families renting a whole house who have gone off on holiday to party.

Boots, there is only one person that has mentioned the value of property, and ?palaces? and that?s you, but for the record, yes, it?s my little palace and I intend to keep it that way. It doesn?t matter a flying fart to me how much a place is worth in cash terms, my property could be on Sydney harbour or Sandbanks, but wherever it was I would expect it to be treated respectfully. And for the record, the bank doesn?t own any of mine either. And you are the only one who has mentioned ?superiority?.

I?ve stated on more than one post that I joined Mumsnet in direct response to the ?get the bitch? statement in the previous thread, where 99% of the renters posting wanted a revenge review placed on Tripadvisor in response to part of a damages deposit being withheld by an owner after damage was caused. I assume I have as much right to ?stick around? as anybody else?

You may be interested to know that most of my working life is spent dealing with holiday property owners and their guests, and I suspect that I have more experience and knowledge than most of you, who only post from your own perspective. You may also be interested to know that on many occasions I have been called upon and fought the renters corner against an owner.

Boots I am perfectly aware of what an HMO is, what bit of "I stayed in one" didn't you understand? They are different to a standard holiday rental of a whole property. Good luck with GuestScan, I have no doubts they have it covered.

I reiterate that to my knowledge, I don't know anybody at all on Mumsnet, but it certainly seems that "the regulars" can't stand to hear another perspective, especially one that doesn't back their vengeful, misguided intentions regarding placing malicious, one sided postings on TripAdvisor and similar. One post on the old thread I believe suggested getting it put on every forum and media possible.

Boots once again, you are projecting your own thoughts and interpretations on to another persons post, rather than seeing the reality. You mentioned, "expert", I was merely stating that having stayed in one I know exactly what it stands for. It doesn't make me an expert, but there are a few things in which I am something of an expert, and holiday rentals from both sides is one of them.
