To be boiling with rage at my 'landlady'?

I've posted on here before about my horrendous landlady, she's always popping round to 'check' things in the house.
This time she said she wanted to check 'the state and condition of the house and garden'

Ok, fair enough. I tidied up a bit and around she came for a good old snoop.
I left her to it and sat in the living room with my two DC.
After 20 minutes of snooping she came back to tell me that the inside of the shower cubicle was dirty... so dirty that if I didn't clean it soon it would 'damage the glass' Not sure how a bit of old shower gel can damage glass Hmm
Then she went on to say that the inside of the oven was filthy...and again it was going to damage the glass if not cleaned. It wasn't that dirty, I'd just used oven pride on it the week before!!! When I said this she went through to the kitchen and opened the oven and ran her finger along the back of the oven door and showed me that it was dirty.... obviously I'd missed a bit.

At this point I had to physically restrain myself from telling her to fuck off...
I was so angry afterwards I had to have a glass of wine to calm down

Hi I've written an email incorporating lots of what you have said on this thread, I'll copy and paste it, any opinions or ideas gratefully received.

thanks you for your email regarding your recent inspection of....

I was rather upset by your visit and your comments about the cleanliness of the shower/inside of the oven. As far as I understand, provided we leave the property in a good and clean condition when we move out, the cleanliness of the shower/oven at any given point of the tenancy is irrelevant and therefore comments to myself are unnecessary, rude and upsetting.

As far as the garden is concerned I agree we need to weed the patio and the front and back, continue to mow the lawn regularly and weed where necessary. But as far as the shrubs and bushes/ trees are concerned I feel that they are fine and not at all 'very overgrown'. Obviously we are not experts in shrubs but we?re happy to help out by trimming them back where we can, but we disagree that we should have to organise and pay for a gardener ourselves just because we do not have specialist knowledge. As such, if you disagree, you will have to organise and pay for a gardener to do them to your standard. We will make a reasonable attempt to accommodate your preferences, and of course allow him or her access to the garden when we are able.

I'd also like to remind you that after your last inspection of the property you said that the garden and shrubs looked nice enclosing the garden and when I asked you what should be done you mentioned cutting back the two shrubs that grow close to the house windows (the one by the living room window and the one by the kitchen window) both of which we cut cut back in the Autumn.

I am sorry that you were not satisfied with the state and condition of the property. I feel that we keep the condition of the property in good order. As sole rental occupants of the property, we have the freedom to live in the property undisturbed. We feel that the level of inspection throughout the tenanacy as a whole (e.g. how clean the property is, how long shrubs should be left, inspections of the windows, demands to look in the bedrooms when only an inspection of exterior paintwork has been requested and refusing to leave our home when asked to by ourselves) and frequency of visits has been unreasonable and has compromised our right to live in quiet enjoyment of our home.

Please continue to let us know 48hrs in advance of your visits. We would like to remind you, however, that we enjoy living here but continued comments on how we are living here, and whether WE should look for and privately employ a gardener, is making us increasingly uncomfortable. Please respect the boundary between rental occupier / landlady that we're embarassed at having to point out to you.

Sorry, I think it is too long and detailed, and I think you should leave out the bit about the landlady commenting too much on temporary cleaning, given what you really want is her not to keep coming in and inspecting you. Maybe this?:

LRD's is good. Add something about the usual frequency of inspections being bi-annually and you feel this is a reasonable limit considering she has no reason to believe you are not keeping the house in good order, something like you will be unable to continue to agree to inspections more frequently than bi-annually or something.

not "by ourselves" which is grammatically incorrect, and is superfluous, as it's obvious

... though, erm, if I am being really pedantic, the phase should be 'and refusing to leave our home when asked', as you shouldn't end with a preposition.

Good email, would emphasise the part about 'quiet enjoyment' as I believe that is a phrase that is often/ normally inserted in rental contracts so it might subtly hint that you are aware of your legal rights.

What a nightmare, though! We get inspected by the letting agents about once every 2 or 3 months, but it's fine - they notify us by letter about 3 weeks in advance, they change the date if necessary, and they do it when we are at work and only leave a note if anything is wrong. I just do a thorough tidy-round the night before, and hoover, and it's fine.

That sounds like a lot of inspecting going on what others have said here, but on the plus side, they respond to emails same day - when the shower started leaking on Saturday, they responded the same day and got someone out by 10am today! So not all LLs are evil :)

OP is your LL registered on the private landlords register? I can't remember if they legally have to be, but only the dodgey ones aren't typically. You should be able to check through your local council.

Thanks LRD and others, that's great and I've rewritten it with those ideas and taken out quite a lot from the original. Also removed the myself/ourselves grammatical horror...I should know better Grin

Re your first paragraph, I do not accept that my very mild comments about the shower and oven were unnecessary. My inspection of ........ related to the fact that your current tenancy is coming to an end, and before offering you and .... an extension for a further 6 months, I wished as landlord to assure myself that the house and garden were in a reasonable condition before committing to an extension of the tenancy, and where they were not being kept in a reasonable condition to point this out to you in the expection that you would agree to remedy the situation.

Re the garden, I would refer you to note 4.3.28, page 6 of section 4 headed 'Tenant's Obligations' It states that the tenant agrees to: 'Keep the garden and grounds properly cultivated according to the season and free from weeds,in a neat and tidy condition with the lawns regularly mown and edged, and shrubs and trees pruned but not alter the character or layout of the garden and grounds'

The tenancy agreement states quite clearly that it is your responsibility to look after the garden, whether you do it yourselves or you whether you choose to employ someone to do it for you.

In addition, any comments made by myself about the garden were made when you had been at ........ significantly less than a year and when, before you moved in, we had done a lot of pruning and generally tidying up and weeding ourselves.

I hope that you will recognise and accept that I am not being unreasonable. and that you will agree to undertake your responsibilities as set out in your tenancy agreement. If you are not prepared to do this then I regret to say that we cannot extend your's and .....'s tenancy for another 6 months from 25 July 2011.

It doesn't say we have to employ a gardener in the Tenancy agreement.
She's going to want to come round AGAIN to check we've pruned the shrubs in July.
We don't want a new tenancy anyway.
