Apart from the sauna in the back garden and the fancy master en suite, this one feels a bit more like a normal house than they usually do. I quite like it and would be happy to live there, but sadly I will have to sell it as it's not very handy for my and DP's jobs. Normally I plan to keep them as holiday homes and employ an agency to run it as a short-term let the rest of the time, but this one feels like it has a bit less holiday let potential as there's no shortage of nice accommodation in London and it's a bit more 'family home' than 'luxury group holiday'.

damemaggiescurledupperlip · 20/12/2025 11:30

I’d sooner have a two bedroom cottage in Hampstead proper or a three bedroom flat in Kensington.

this doesn’t have anything … stardusty … about it

amnotamum · 20/12/2025 12:40

Even the SUGGESTION that it's "worth £5mn" is absurd!

£3mn at best and even that is stretching it, more likely £2-2.5mn

Equally:

"South Facing Garden"?

🤔⁉❌

NamechangebumpforMandy · 20/12/2025 13:24

It’s a bit nothingburger isn’t it? No way is it Queen’s Park or West Hampstead and it’s too far south for Cricklewood. Nor is is really the Mapesbury estate. It’s kind of Kilburn/Willesden borders and way over-specc’d for the location, which is not nearly as chi-chi as they are pretending.

If it had been on the Hocroft estate it would have been a lot nicer, and worth what they claim. Such a pity after the Take Courage house, which I loved.

I don't like it very much. I don't see how it's worth £5m. This would be an immediate sell for me.
I'm still pining for that one that was in Borough Market.

Edited

We went recently to look at the Borough Market one. I loved that too. But someone had stolen lead flashing off the side extension and there were cracks already appearing in the front stonework….

I read an article with the guy who founded Omaze, saying that they were running out of viable properties. The current London one was only bought in September, and the Lake District one was built totally from scratch. I don’t know why they’re finding it so hard, but it’s certainly showing

That’s interesting but also weird - why would it not be possible to find suitable properties? With the market in the doldrums for anything that might be mansion taxable, I’d have thought they’d have a reasonable choice.

That was lovely. So was the Victoria Park one.

I can't see how a house in Queens Park is worth 5 million, though.

How do you find out where exactly it is?

I can kind of see why this would be the case, actually - I think it's the massively inflated headline prices that they are putting on their prizes which means that they're limited to a few areas with really high prices in general. If it were, say, £2 milion, they'd be able to find loads of houses all over the UK that would be viable prizes people could actually move into or use as a holiday home, but if they want to claim it's worth £5 million (which I don't for a minute believe this one is) the available properties are likely to be a bit more niche, or too big or otherwise complicated. They struggle in Scotland for that reason - most of the Omaze-suitable houses are probably worth less than £2 million. In the county I live in, there's literally nothing on the market for over about £2.5 million, and that's an actual castle.

It's unclear why Omaze apparently insist on over-inflating prices of their homes. The last publicly known sold value is £1.8m in 2016. What on earth has been done to almost triple the value in less than 10 years?!

Starseeking · 23/12/2025 20:39

Ooh, I do like the look of that house, but it’s not in a convenient location for me at all.

I’d move in for as long as it took me to sell it, just so I could nominate it as my PPR, and pay no tax.

Luv2Travel · 24/12/2025 23:10

Wondering why it was up for just £300k In 2015??

My guess is it had something to do with the Leasehold which was later converted to a Freehold. Only Omaze can answer but indeed some curious price jumps between 2015 and the current £5m valuation!

Bmused · 30/12/2025 06:54

The property is valued at £2.5M, which is realistic for the area, not sure where they got that it is worth £5M? Apart from the facade being different colour from what it was when it was last sold in 2016 for £1.8M, it looks the same inside and out.

OneBoldOtter · 01/01/2026 14:48

DorotheaDiamond · 02/01/2026 11:58

How do Omaze choose/buy their properties?

MajesticWhine · 02/01/2026 12:05

I don’t think it’s especially nice. My adult DD (who lives with us) has talked before about wanting to live in Queen’s Park - so I’ll be getting a ticket on her behalf.

EachandEveryone · 02/01/2026 17:28

Oh I’d move in. I have a lot of appointments at the Royal Free so it would be perfect for me. Sara Cox lives near there so it can’t be that bad. I wonder if it would be expensive to run?

user233675892 · 02/01/2026 18:21

That's a weird location. I don't think it can really be considered QP. Brondesbury Park, maybe?

@EachandEveryone That's true. When we lived in QP I used to see her with her dog in one of the local parks.
