Would this put you off when viewing houses?

We're about to redo our bathroom and we're not planning on moving any time soon, so we want to do what works for us here and now.

Our house is a 192s's semi which was extended to the side before we bought it. We have a lovely big master bedroom with dressing room attached (old en suite) and we have a small tubby tub bath in our bedroom (controversial I know, but it works for us as the room is also a quirky lay out).

However, the main original bathroom is teeny tiny. There are options in the future to convert the loft etc... but we've been renovating for a couple of years now and would like a break from it, the bathroom is the last big job to be done. Potential in the future if we don't move, to shuffle about layout when doing the loft.

Anyway, would you as a buyer be put off by only a shower in the main bathroom. We have a downstairs loo in the utility room, our bedroom bath and then the main bathroom. Plan is to have a pony wall shower, loo and sink.

We're both on board with the plan, this isn't to settle an argument, just for the opinion of others.

It wouldn't bother me. I mean, whilst not perfect it's a compromise I'd definitely make.

It would for me but I still have a smallish DC, if both mine were older I wouldn't be as bothered about it.

Put the same size shower tray as a bath so no biggy if someone wanted to swap it back

if you did sell the details could mention this

It would put me off if I was viewing to buy, but you've answered your own issue right at the beginning -

"we're not planning on moving any time soon, so we want to do what works for us here and now."

It would put me off, my neighbour and I bought about the same time, he was single without kids and took out the bath now married with a child really misses a bath ( well his wife and child do)
I also really dislike freestanding baths ( is that what a tubby tub bath is?)
Had one in our first property never again
Bathrooms are quite an investment so he sure you know what your wants and needs are.

We don't have kids yet, but I take your point. We could use the other bath but it would be more of a faff

Good idea, it would definitely be an easy swap, you wouldn't need to rip out the whole bathroom.

This is true and we could even swap it back for probably not too much cost

Why do people make their house for the benefit of other hypothetical future owners?
Have what suits you and what you love. If it hasn't got a bath that won't put most people off, they can always fit one.

Yes tubby tub is the official name of one from albion who have gone bust but it's the same idea, it's much shorter but deeper than a standard bath

😂😂 fair enough! To be fair, in terms of selling we could easily remove it and you wouldn't know it had been there, pipe work is under the original floorboards.

No definite plans as of yet. Just a few different options. If we do the loft, we'll likely move the bathroom to one of the bedrooms and then have an ensuite(s) in the loft, depending on the layout we went for. House would then go from 3 bedrooms to 4 bedrooms

Bedroom bath is very easy to remove to sell if we needed to. Has no impact on bedroom, all pipework is under floorboards.

I know, I do agree, it's just a niggle. Ultimately we would likely be happy here another 10 years so it probably is a bit of a non - issue.

How long have you been in the property & how long do you 'plan' on staying there?
Sometimes it's better to live their a while before making big changes.
A few on the ideas I had for this house I'm really pleased never went passed ideas.
Do you have the patience for a lot of mess and chaos whilst renovating etc.
Again nextdoor and I approached this differently they lived out whilst reconfiguring, I lived in ( no other option for me I had dogs, life, work etc)

It would probably put me off a bit because I like the option of having a shower or bath, but with that said you should do whatever works for you.

If you sold your house and the buyers wanted a bath then they have the option to install one themselves.
