Moving to Suffolk / Norfolk

I had no idea where to post this so please direct me if needed!

we are looking to move to either Suffolk or Norfolk in the next few years. We want to use the time in between to visit regularly and get a good feel of some towns / villages but I don’t know where to start!

we do not want to be coastal, which helps bring cost down. Budget is around 550k. Ideally detached, with land (doesn’t have to be massive, but we don’t want to hear the next door neighbour’s screaming kids like they’re in our garden or barking dog for example). That said I don’t want to be the only house for miles, it would creep me out. But maybe a quiet lane with a few houses on.

ideally near a river for walks and canoeing.

we love the idea of a British village, not too quiet but old school - a butchers, greengrocers, post office and a pub. We would like to be able to walk a lot locally, and still have food shops delivered! Not worried about take always or anything like that.

within a 30 minute drive of a golf course would be good too.

any ideas?

Bury St Edmunds is lovely, lots of pretty villages around it too. There is a golf course in Bury too. Sudbury also very pretty, as is Lavenham but that's quite small. I don't know further into Suffolk or Norfolk!

Have you considered Essex? Manningtree and surrounding villages/countryside are lovely and your budget will go further.

Lots of nice Broadland suburbs on the outskirts of Norwich, which is lovely by the way. Wroxham, South Walsham, Salhouse , all on the broads. Other side of Norwich, Eaton, Cringleford, nice golf course, but not as village vibe. Just have a google and get an idea of amenities and house prices.

It's a big area you're looking at. Woodbridge is on the river and lovely though not cheap - I would have moved there if I'd had the budget. Swaffham seems nice and has a golf club. Holt? More rural outskirts of Norwich (which is great)? Bury St Edmunds and around? North Norfolk - Burnham Market and around - is the most chichi part of Norfolk, but expensive and lots of second homes.

I would probably avoid West Norfolk, where I live incidentally - it's not the prettiest part and there's not a lot going on. it was just handy for me because of the trainline into London and the price.

Also check the flood risk, particularly out near the Broads.

Surlingham and Bramerton on the Norfolk broads - primary school, good pub, local canoe club, beautiful walks to the river.
also coltishall which is busier.

Hickling? I imagine Tesco delivers there. Not sure if there's a grocer or butcher in the village, though. Catfield too, maybe. Mundesley golf course is just about within the 30 minutes drive. There is probably another golf course just as close Yarmouth way.

I was wondering this kind of thing too, like which towns in Suffolk or Essex are nice to live in retirement : with cafes, pubs, river walk, maybe a bit of shopping. I’ve heard Woodbridge is lovely, Southwold is seaside, There’s also a literary festival place that is quite arty? Lowestoft and Stowmarket are the only places I’ve been there, and neither place was particularly appealing.

You need to be aware of limited hospitals that cover a large area and if you are likely to need any routine medical care.

In Norfolk you have the Norfolk and Norwich in Norwich, Queen Elizabeth in Kings Lynn and James Paget in Gorleston (near Great Yarmouth. There are a few smaller ones but aren't as well equipped or do t have an A&E.

Be wary of anywhere in the Broads or along the Waveny as they flood regularly.

The smaller villages can be cut off by big snow storms like Beast from the East.

Internet and mobile signal is still spotty in some areas.

Gorleston close to the hospital, practically on top of a golf course and although not a pre requisite within 5 mins walk or a great sandy beach.

I think you need to be aware of your nearest town/city. Norwich is lovely, ipswich not so much. I used to live near Woodbridge and it is lovely but prefer the outskirts of Norwich.

These are all definitely worth a visit.
Plus Holt in north Norfolk.

Beccles and Bungay sound like they'd suit you. Nice bit of river there - Beccles Quay to Geldeston Lock is a lovely paddle. Beautiful paddling at Bungay too, with no boats Currents quite strong at Burgh St Peter (where that house linked above is) and further down towards Oulton Broad, Burgh Castle etc. Golf course at Bungay and golfing at Beccles Common. Other nearby golf courses too.

Lowestoft, Southwold, Halesworth, Gorleston are all nice and close by as is Norwich. Plenty of nice satellite villages about too if you really want to go village but ones still with shops are few nowadays.

Will you have school age kids? Need to commute to work? Want to holiday regularly?

Worth thinking about:

  1. Flooding risk in low lying areas.
  2. Access to London if you want it. Norwich and Cambridge are both lovely for arts stuff but they still don't have the range that London has.
  3. Access to airports if you want to holiday regularly. Norwich airport is tiny and expensive. Stansted is great for shorthaul. You can train to London and get the Elizabeth line to Heathrow for lond haul but it's not an easy trip. Gatwick is a pain.
  4. Hospital access as people say - West Suffolk is a small general hospital - you'll often have to go to Cambridge or Norwich for bigger things. Ipswich is a medium sized general hospital which can do most things but isn't specialised for e.g. strokes. Access to Addenbrookes and Papworth is a benefit.
  5. Public transport if there's any possibility of you not driving in the future/teenagers needing to get themselves about.
  6. Schools can be quite variable.

Debenham, Framlingham, Eye are all nice. Woodbridge too but it is pricey.

Ipswich is a very mixed town, and the shopping isn't great. But it does have some lovely bits and things like the Ipswich Institute are great.

Bury is great for shopping and has a lovely town centre with little restaurants and cafés. Not on the mainline for London if that is an issue.

There are lots of beautiful places down the Waverley valley but the roads are very slow for getting anywhere.

Bungay is lovely - beautiful walks, lovely market town with top class greengrocers, fish mongers, butchers and deli - as well, you still have a level of service from the doctors in that you can call up and both book an appointment or get an on the day appointment - nhs dentists are rarer than hens teeth though

Should add that I live in really remote rural Suffolk, no houses for miles, and I can get both Tesco and Waitrose delivered.

Realistically I don’t think you’ll get much in the way of land with that budget. But detached will be doable. I like Aylsham and Reepham, handy for Norwich and the coast, golf course at Cromer. For example https://www.rightmove.co.uk/properties/152537837
