Housing association to fit new flat fire door AND new locks.

We had our flat door modified in 2019 to meet regulations and it has a self closer. An inspection officer came round unannounced on 12 JULY and checked it said thankyou and left. Received a letter last Friday and these doors have to be replaced URGENTLY (July was four months ago) i rang them today and we will also have to have new locks fitted and will be given three new keys. (DH says we can sort a locksmith out later) Has anyone else had this done? Im very concerned about the security aspect of this. They are doing a lot of the estate

As an HA tenant, I do get it. The doors the HA provide only have a Yale type lock, super easy to break into. I added a lock where there's a keyhole and you turn a proper key (don't know the right name for them). I also added bolts on the inside. Also fitted a nicer door handle and painted the door. Then they wanted to change it! So basically undo all the work I did!

They did fit one of those closer things at the top one time and as soon as they left I removed it! The door opens in such a small space, basically only big enough to open the door (there's then stairs to go up to the flat proper). So the closer thing was just bloody awkward.

What is really bloody irritating, is you will ask them to come and do a repair that genuinely needs doing and you get fobbed off and have to wait for months. I had to get a solicitor involved to get my roof repaired. But when "they" want to do something, it's oh so urgent and you have to bend over backwards for them.

I think it's hard for people to understand when they've not had dealings with them. And yes, I pay all my (actually quite high) rent myself. I don't have a "free" house.

Hes just handed me the keys to the new door. Yep its a Yale

You can so totally tell the people who live on their smartphones. And it proves my point about health and safety exploitation..............4 and a half grand for a like for like door.

So sit down, have a cup of tea and rather than fixating upon one of the most irritating aspects of being a social housing tenant - having to deal with their appointed contractors - it might be healthier for you to consider whether this anger could be a combination of grief and caring responsibilities making it harder for you to deal with crappy neighbours and the bog standard 'we will force entry/commence eviction proceedings' letters that everybody gets for scheduled works, gas safety checks, boiler servicing and electrical safety checks (largely sent in those words because there will be people quite happy to ignore leaking radiators, water dripping over the fusebox, attempt meter bypasses or think to mention that they feel a bit funny and headachey every time the central heating kicks in).

It will be over soon.

Im doing exactly that while DH tries to get the new door to self close like the old one did which is what it is supposed to do.

Any ideas? Osmosis? Power of prayer maybe

The whole fucking point of having this done is to have a door that meets the new regs. Thats what fuckers on this thread said when they said i MUST have it done..

Glad you dont see it as serious though. I will do the same and not bother to report it.

Sometimes they can be a little tight when first fitted, so a squirt of WD40 can resolve this instantly.

It's a lot less hassle than waiting in a queue to speak to somebody in repairs and then for somebody to come out and squirt some WD40 on it.

There really is no need to be so confrontational and antagonistic, especially when people are sympathising with your plight. It makes people far less likely to want to help or support you when you have a problem. Perhaps you would do well to remember that in future.

Not actually being able to see the particular one you have had installed, but going on the one that was installed in my last flat (I think it was BS EN 1154, but it was a few years back);

Where the hinge(s) is/are that closes it and if it's a piston-style one, around that; pretty much anything that should be moving freely but isn't would benefit from it, other than things with thick axle-type grease, as those just need a bit of working in to get it over the entire thread.

If it still fails to move with a bit of to-and-fro to work the lubricant into the thread/mechanism, maybe then you'd need to put in a call to say that it's stuck open/doesn't quite close by itself and somebody will (eventually) be added onto the jobs list to come out with a screwdriver or Allen key depending upon manufacturer to loosen it a bit.

As the days have gotten lighter and not so grey we have noticed light coming in underneath the door through a gap thats not supposed to be there. Unlike our old door. There is a light in the communal hallway but that works through a sensor and only comes on when ppl go in and out of the building so we didnt notice the gap until last week as it started to get brighter

There is supposed to be a small gap up to a cm. If you measure it and it's bigger than that then get in touch with them and ask them to come and sort it out. If it's smaller and it's the light that is bothering you put a draught excluder there
