Would you rent Flat A or Flat B?

Flat A is £2,500 a month and is 15 minutes walk to the hospital I work at.
Flat B is £2,000 a month and is 30 minutes on the tube to work.

It costs us £250 a month to commute to work.

Both dh and I work at the same hospital (doctors). We work long and stressful hours.

Both flats are the same floorplan size and condition. Flat B is in a slightly nicer area but Flat A has better bars and restaurants close by.

A definitely. A 15 minute walk to destress then a cheeky half or a nice dinner at one of the local bars. That's crazy rent though!

A. Saving 30 minutes travel a day x2 people is an hour a day or about 20 hours a month. That's worth the £250 extra cost. Tube may be late or be affected by strikes, possible waiting time also? Walking better for health.

Financially they end up equal.

Walking to work and close to bars and restaurants significantly trumps a slightly nicer area.

Is it safe to do the walk to/from work for your various timings of shifts? If so, A. I spent years living in seriously dodgy hospital accommodation because with the hours of work, cutting the commute was a sanity saver.

Cost will be the same for either property once you include commuting costs.

The sanity of a 15 min walk each way might be good for you both to breathe a bit after a shift and means you're reducing the commute by up to 2.5hrs per person per week. That's a lot of time!

If you want to use it to sleep, see each other, train for a marathon or stare at a TV, it's still valuable time. No worries about strikes, just popping for a pint on the way home....

A, definitely. The walk home will give you a bit of time to decompress. I can't imagine doing a long day in a stressful job and then having to go on the tube

But… if you spend a lot of time in nice bars/restaurants maybe that will swing it for you however that’s not to say the other area won’t improve over time?

What about when the rent is increased? Will you be still be able to afford Flat A?

30 mins on the tube goes quickly and you can read/sleep.

I'd definitely pick A. It makes so much difference knowing you're close to home. Plus, think of the extra time in bed in the morning.

Flat A . If you like the nice bars / restaurants you will add that onto travelling into area B ..

Other factors - I think tube strikes you can’t get to work flat B

A, no brained. You had me at shorter commute but more restaurants nearby is a clincher for not much more ££
