A Prayer for Owen Meany. The only book I've read three times, each time I was at a very different stage of life and read different things in it, but enjoyed it equally each time.

Katherine by Anya Seton although more recently published contenders would include A Gentleman in Moscow by Amor Towles and Wolf Hall/Bring up the Bodies by Hilary Mantel.

I have read all of them multiple times.
