Is TS5 in Middlesbrough a nice area? I believe they are building a lot of new builds there. Is it better than TS3?

Normanby is also nice, but make sure it’s not teesville and they’re just saying Normanby.

flatts lane new build estate-have a look at these, very new, nice area

havetochangethis · 28/08/2022 17:56

Not the fancy bit of Yarm but still very nice - they do have bloody huge pylons over this bit though.

You'd get something canny in Darlington for that price:

Or Guisborough:

Can anybody tell me about the new development trunk rd TS6 9TL please

OP posts:
twistyizzy · 22/09/2022 09:29

Any reason why Middlesbrough? So many nicer areas in the region which aren't much more expensive.

Ourbabs · 22/09/2022 09:33

Still thinking about moving there, my house is sold now. Complete next week

LionessesRules · 22/09/2022 10:08

If you are sold, why not move up to Boro, and rent around the areas you are interested in.
It will give you a feel for the place without committing all your money.
I don't know the exact newbuilds you are talking about, but along the trunk road wouldn't be high on my list, just like the other places you've mentioned, it is very close to some less than idea areas.

ohsuzannah · 22/09/2022 11:26

I know Pallister park. My ex in laws lived there. It was a dreadful area then, not sure if it's changed now, but I wouldn't risk it. By the way the last time I was there was in 2003 🤷‍♀️

QforCucumber · 22/09/2022 13:23

I know a few people who have bought on the Trunk Road estate and it is better than the 2 previously mentioned, have you looked at Guisborough also? Next small town along and very reasonably priced homes.

Brogues · 22/09/2022 21:38

Trunk road is just oddly situated for me being next door to a massive Tesco and fast food outlets. It would just be too busy and have the wrong crowd lurking about after hours but it really depends on what you want from the area. The estate opposite Cleveland retail park will be quieter but not so far from amenities.

SpicyNikNak · 22/09/2022 22:19

Marton, Nunthorpe or Coulby are your best bet in Middlesbrough. Bit further afield are Guisborough, Stokesley and Great Ayton all nice places.

Ourbabs · 23/09/2022 13:29

what about TS8 Hemlington. Is this a nice area please?

OP posts:
Brogues · 23/09/2022 17:22

Hemlington is also a deprived area although there are some nicer parts like Stainton. Have a look on google maps and see what’s around.

Is it just new builds you are looking at? A lot of the areas you have been looking in are going to be bought by landlords to rent out. If you’re happy with being possibly a minority owner/occupier that’s fine but I wouldn’t be surprised if the local housing association bulk buys (and this may have an affect on your property value). Even the ‘better’ areas have had new builds that haven’t sold well and been bulk bought.

Brogues · 23/09/2022 17:26

Street view on google maps I mean.

WhiteFire · 23/09/2022 18:40

The couple we bought our house from moved to the development at Stainton, apparently they are wanting to move as it is too noisy (older couple, children all left home) so that might be a consideration for any new build estate.

Hemlington itself is very troubled at the moment, though the new estates are on the edges. The one side of Hemlington itself isn't too bad, though all older houses. Hemlington does have a large green space which is definitely a bonus.
