Is TS5 in Middlesbrough a nice area? I believe they are building a lot of new builds there. Is it better than TS3?

The couple we bought our house from moved to the development at Stainton, apparently they are wanting to move as it is too noisy (older couple, children all left home) so that might be a consideration for any new build estate.

Hemlington itself is very troubled at the moment, though the new estates are on the edges. The one side of Hemlington itself isn't too bad, though all older houses. Hemlington does have a large green space which is definitely a bonus.

Hemlington is also a deprived area although there are some nicer parts like Stainton. Have a look on google maps and see what’s around.

Is it just new builds you are looking at? A lot of the areas you have been looking in are going to be bought by landlords to rent out. If you’re happy with being possibly a minority owner/occupier that’s fine but I wouldn’t be surprised if the local housing association bulk buys (and this may have an affect on your property value). Even the ‘better’ areas have had new builds that haven’t sold well and been bulk bought.

Marton, Nunthorpe or Coulby are your best bet in Middlesbrough. Bit further afield are Guisborough, Stokesley and Great Ayton all nice places.

Trunk road is just oddly situated for me being next door to a massive Tesco and fast food outlets. It would just be too busy and have the wrong crowd lurking about after hours but it really depends on what you want from the area. The estate opposite Cleveland retail park will be quieter but not so far from amenities.

I know a few people who have bought on the Trunk Road estate and it is better than the 2 previously mentioned, have you looked at Guisborough also? Next small town along and very reasonably priced homes.

I know Pallister park. My ex in laws lived there. It was a dreadful area then, not sure if it's changed now, but I wouldn't risk it. By the way the last time I was there was in 2003 🤷‍♀️

If you are sold, why not move up to Boro, and rent around the areas you are interested in.
It will give you a feel for the place without committing all your money.
I don't know the exact newbuilds you are talking about, but along the trunk road wouldn't be high on my list, just like the other places you've mentioned, it is very close to some less than idea areas.

This is a much nicer area, far enough out to avoid issues - close enough to the town to get to the centre with 1 bus and a £6 taxi journey

I’m sure the flats are getting demolished hence the new houses however you can buy a good 3 bed semi easily in much nicer/established areas locally for that price.
