Viewed a house - tenants there say it's noisy

Hello,

A house was listed for sale last week (South East England) and I booked a viewing for today. An open house is happening at the weekend but as I'm not available I managed to wrangle a viewing this evening. When I got there the estate agent advised the tenants will be in the house during the viewing. I queried when they are due to leave but he didn't know the date so I was a bit wary of this. However inside there are packed boxes.

When I went into the spare room the tenant was in there working and just before I exited the room I asked him if it would be OK to ask whether he finds it noisy living here. I have misophonia so don't like noise, however I can only afford a terraced property, which this is. The tenant responded that he hears a lot of noise both sides. There is a guy playing guitar all day and they hear the next door neighbour's dog barking for ages until 1am every night and he has decided to live in a detached house after the experience.

I've come away feeling very despondent as really liked the house - offers a lot more space than I have seen over the 6 months but those noises sound awful to live with.

I am wondering whether to take what he says as the truth... I had visited the outside of the house a few times and not heard any noise. This house would only be a 2-year doer upper and then we would probably look to sell so not sure if I could cope for that length of time or not. Have been house hunting for 6 months and not found anything comparable the market has had very little come up in that time. But then I think it would massively impact my mental health if it's as bad as he says!

Go and introduce yourself to the neighbour with the dog. If they have a dog then he's probably telling the truth.

Yes they do have a dog I saw it sitting in the window, medium sized dog but it didn't bark at me when I stood looking at it 😂

You could ask the neighbours on the other side of the noisy ones.

I'd believe him. He's packed and ready to go so he's got no skin in the game. He didn't come to you to volunteer the information, you sought it out.

If they have a dog then there's a good chance the tenant was telling the truth. If the noise will be detrimental to your health then I don't think buying the property would be a good idea.

If he wasn't packed, ready to go with a dog next door then maybe I'd think twice but given what you've posted here, I'd believe him and thank my lucky stars he was home to ask! If you really want to check, ask the neighbours on the other side or drive back there at 11pm tonight!

I'd go back there at odd times / ask the neighbours on the other sides

  • is the neighbour with a dog a tenant or home owner
  • go back at different times, even at night, walk up and down the road, do this a few times
  • talk to the neighbour on the other side
  • think about noise reducing furniture/panelling/bookshelves etc
then make your decision

Thanks all. I think I will go back again and try and speak with the other neighbour. The atmosphere felt hostile with the tenant when he let us in and when we were in the bedroom prior to me asking the question hence me wondering about the truthfulness of the comment. But having seen the dog does exist I felt like it was likely to be true.

Doubt it since the house is being shown via Open House. Tenant bring there as an aberration

I agree with the advice to believe him. You have nothing to lose by walking and your wellbeing to lose by not believing him. Of course it's possible he wants to do the owner a disservice, but it's not worth the risk, for me anyway.

If he said it was quiet I would have had the confidence to bid my maximum budget. If he said there was some noise like talking/TV I could accept that and consider myself informed. I do believe him I'm just disappointed.

I’d believe him. Terraced houses can be noisy. I used to live in a terrace and my neighbour used to complain every time I used the food blender to make baby food or hoover. Her kid had ADHD and those particular noises used to set him off.
