Viewed a house - tenants there say it's noisy

Hello,

A house was listed for sale last week (South East England) and I booked a viewing for today. An open house is happening at the weekend but as I'm not available I managed to wrangle a viewing this evening. When I got there the estate agent advised the tenants will be in the house during the viewing. I queried when they are due to leave but he didn't know the date so I was a bit wary of this. However inside there are packed boxes.

When I went into the spare room the tenant was in there working and just before I exited the room I asked him if it would be OK to ask whether he finds it noisy living here. I have misophonia so don't like noise, however I can only afford a terraced property, which this is. The tenant responded that he hears a lot of noise both sides. There is a guy playing guitar all day and they hear the next door neighbour's dog barking for ages until 1am every night and he has decided to live in a detached house after the experience.

I've come away feeling very despondent as really liked the house - offers a lot more space than I have seen over the 6 months but those noises sound awful to live with.

I am wondering whether to take what he says as the truth... I had visited the outside of the house a few times and not heard any noise. This house would only be a 2-year doer upper and then we would probably look to sell so not sure if I could cope for that length of time or not. Have been house hunting for 6 months and not found anything comparable the market has had very little come up in that time. But then I think it would massively impact my mental health if it's as bad as he says!

You're so lucky to have found out before moving in. It is so hard trying to find somewhere and I understand how worrying it is when you are especially sensitive to noise, so you have my sympathies. Good luck with your ongoing hunt.
