Help me buy a house

I sold a flat last year and have been trying to buy a house ever since. What's causing the lack of supply? I'm in Manchester, looking in Trafford. I can't even get a viewing.

I've got apps with 3 next week and the week after. I'm going to show them my current MIP, go through the process to a certain stage but tell them I don't want a credit check / sign anything until I've had an offer accepted.

3 estate agents? You don't need to show them your MIP until you've made an offer.

Our buyers MIP had expired and we accepted the offer on the basis we knew they'd had one and their circumstances hadn't changed. We got ours within about 4 days.

If anything estate agents will think you're flaky if you promise to use their services and then don't, so it will put you in a worse position if a purchase falls through or someone tries to gazump you

Fortunately for me I'm capable of finding myself a house to buy without trying to bribe estate agents. I guess we all have our faults.

OP is trying to buy in a hot suburb though. Different tactics are needed.

@girlmom21 sorry why don't you go to a different thread. You clearly have no idea about the market in Manchester in general, never mind South Manchester. @MugOfBuildersTea advice is sound, you most certainly want to get in agents good books, and you want them pushing your offer.

Saying you'll use their in house broker is a good idea. A MIP from anywhere isn't worth the paper it's written on in this market, they want well qualified buyers. If you've sat down with their broker, it'll bump you up the list.

Pretty much all brokers have access to the same deals, so it wont make much odds anyway.

OP is viewing various properties with various estate agents. You get a MIP from the bank you're getting your mortgage from. You don't need to go through any advisor - they're just there if you want them. It's a really straightforward process to sort your own mortgage.

I'm looking in a busy market. Whenever I've offered the EA has just phoned my broker to check my mip.

I know a bit about what happened in NZ. They enacted legislation so that foreign investors can only buy commercial property and new build apartments (a lot of these are built for investment purposes). This had the desired effect on traditional residential buildings in that the prices levelled off and the market settled down.

Ever increasing residential property prices only benefit landlords and investors. Are you able to elaborate on why you think NZ's actions are a disgrace?

When OP made that statement 'Canada and NZ have banned foreigners buying family homes' I asked for clarification - 'Do you mean family homes to live in, as opposed to renting out?' I already said twice that I thought it would be disgraceful to just blanket ban people from buying homes for themselves. I agree with both you and OP that buying for investment is completely different, as I also said above.

As far as I can see though, Canadian government don't seem to have banned foreign investors but do tax them heavily.

I'm actually looking in Liverpool but a friend has just had an offer accepted in Didsbury by doing this.

Hot markets that attract investors are a completely different ball game from those that aren't hot. I don't know the south Manchester market particularly well but I do know that Didsbury, Chorlton, Alti, Sale etc are difficult for buyers as I have friends buying there.

Can you expand on why saying to an EA that you'll use their inhouse broker and recommended solicitors for priority viewings is bad advice? You keep calling it that, and "silly" without any explanation as to why.

I'm not even saying use them, just commit to it. At worst you'll have to sit down with an in house broker who if they can't better your current MIP has cost you nothing.

In a red hot market, you need to get ahead. It's not that complicated..

Have you never heard of people committing to sell with an agent to get priority? This frequently happens in Sale and Altrincham.

You clearly have no experience of buying in red hot areas. The advice of turning up with a MIP is just laughable.

I'm literally in the process of buying a house. We sold our house within 3 days of it going on the market and that's because it went on on a Friday and the first viewing was on the Monday. I know what's going on in hot areas.

The broker our EA was offering charged a £200 fee to get a MIP. You will lose out if the sale falls through for whatever reason.

We viewed multiple properties through multiple agents. They need to trust you're not flaky as ultimately dropping out of a sale will cost them a lot more than you not using their mortgage broker or recommended solicitor. If you're the best potential buyer they'll tell the seller that.
