Help me buy a house

I sold a flat last year and have been trying to buy a house ever since. What's causing the lack of supply? I'm in Manchester, looking in Trafford. I can't even get a viewing.

I liked that Waverley road house although it looks quite small, the living room in particular but might just be that their furniture is too big for it. I lived in a house with a downstairs bathroom like that as a student, it was ok but a cold walk if you needed a wee in the night in winter and I’m not sure how it would work with kids. I think you’d need to loose the box room to put a toilet upstairs.

Stretford is absolutely fine, up and coming and there is a big rejuvenation of the mall area planned. Lived here for almost 10 years, never had a problem. This for example, albeit busy road, but large garden, near metrolink, near Chorlton.

What do people think about a downstairs bathroom? Wondering if there is space to put a loo and sink in upstairs.

Garden is quite small too but the back garden is East facing, so I should get some sun.

I know this area and have lived in a very similar house. Downstairs bathroom is fine & there is definitely scope for extending to pit an upstairs bathroom in as many others in the area have done this.

I think you can apply for grammar school, whether or not you live in Trafford.

Is the crime rate quite high in Firswood? That's what has always put me off Chorlton.

It's only DD (3) and I. No chance of a man moving in and I'm 43 so no chance of more kids either.

It's the downstairs loo with a 3 year old that puts me off along with the small garden.

I think in houses like the Waverley Road house the main bedroom could be big enough to fit an en-suite.

There are lots of parks near that house too - a small one off Harley Road and one the other side of Dane Road at Crossford Bridge.

Depending on how well you know the area, it would be worth exploring when you view it. Also there are lots of young families living in that area, and walking distance to several bursaries, if that makes a difference.

Honestly the market as a seller is rotten too at the moment. I’m selling my late mums property and I’ve had people putting in offers prior to viewing and demanding that I stop all viewings until they’ve had a chance to decide if they want to proceed with a sale or not, 9 times out of 10 it’s greedy prospective landlords that want to snap up a house that’s perfect for a first time
buyer. I’ve refused because my BIL is househunting at the moment and he’s experiencing the exact same thing you have - no viewings possible on so many houses because they’ve been sold before they hit rightmove. I also want to house to go to a couple who have, or want to start a family there and will care for the house rather than it being used as a cash cow to line somebody else’s pockets.

I’ve left it on the market for just over a week before we’re going to best and final offers - all 8 who’ve submitted an offer are FTB or Cash buyers… so it seems that the carrot that was
once no chain is not so much of a unique circumstance that would enable you to be the preferred buyer.

I think the government need to clamp down on landlords. Tax them more and give tenants more security / rights. I doubt the current government will do that though.

Well things are improving a bit. I've now got two viewings this weekend. One in Sale and one in Stretford. I've left another viewing about another house in Stretford too.

Haven't started on Urmston yet but there were only 2 houses available in Northenden.

Thanks, will have a look later. Oak Rd - couldn't get a viewing. Flat - sold my last one due to leasehold problems. Leasehold puts me off.

oh yeah, i always laugh at the posters on here who say "it's cheap up north" @girlmom21 !! Parts of Trafford are some of the most expensive areas for property outside London.

I mean comparatively it is cheap. Where I live a 4 bed costs £1.2million. £400k is achievable... over £1m is not

Sale isn't classed as expensive. Alderley Edge, Prestbury etc are where the money is. It's football territory.

Where in Trafford are you looking? Certainly in places like Urmston, Flixton, Sale, Ashton on Mersey, the market is hotter than ever thanks to limited supply and decent houses are going for 8-12% above asking.
