Why won't my house sell

My house has been on the market for nearly two years. Recently we took it off and remarketed with new agents. No viewings. We've been so patient for two years but it's getting me down now.

I just want to move on. Nothing wrong with where we live, it's a lovely little town but we have plans and this is all that stopping us. I've stopped looking for houses to buy as they are sold before we even get viewings.

Anyone else having similar problems? It's so frustrating.

Even if new blankets and cushions do fool a buyer into overpaying, they are not going to fool their mortgage company when they do their valuation.

There’s not much you can do about the location or layout, so I don’t know why anyone’s pointing them out.

You can add some plants, pictures and personality to it though. Invest in things you can take to decorate your next home. The interior looks like you’ve decluttered to sell, but gone too far.

Not read everyone else's feedback, but my two pennies.

I didn't like the look of the front.
There isn't enough outside space and the kitchen isn't large enough - not enough cupboard space in the kitchen.

In my view, a 4 bed house is for a large family, so the garden and kitchen space should reflect that.
Your kitchen is good for a 2 bed, not so much a 4.

I can't imagine myself living there. It doesn't give off the vibe of someone living there. It's soulless.

You need to show people what their life would be like living there. Sell a dream, a lifestyle etc...

People lack imagination so you have to show them.

Yes, although a different layout the equivalent fourth bedroom from thr ops is marketed as a dressing room in this one.

That house is in a completely different league to the Ops, and the Op wants more for hers.

Did you agent make you take the curtains down to further emphasise the view. Grin No, we've never had curtains there.

It's becoming clear I'm not the homey types. I don't like cushions and throws and all that other stuff that people collect. I'm going to have to grit my teeth and girly up my house aren't I.

Pop into England at Home on Cheap Street (when it reopens). Buy all of that. Apply to house.

Would you not consider getting rid of the patio and turfing it over? It's confusing, looks like it's a cover for something and really doesn't look useful or big enough to be a patio. A family home would be more appealing with grassy space for children to play.

She might not be able to change it, but she can lower the price to reflect it.

Firstly, the photos do no justice....first picture, which house is yours? There are 4 in the picture, off putting!
Secondly, the kitchen looks tiny, not big enough for a family home.
House looks tired, unloved, not warm and welcoming. I understand you dont want to put money into it when you want to move but you need to stage it, make people want it. Garden looks messy.
Lastly the price, its obviously too high. The close proximity to neighbors would put me off. I know there's nothing you can do about that so everything else needs to be top notch and it's not.

If that's a rape field behind that will put a lot of people off. My allergies would never settle and it's a very common hay fever trigger. And it smells foul. I also think it looks tired. I'd redecorate in modern tones, add some soft furnishings and take into account a lot of buyers would be looking to modernise that kitchen. In my area you would probably get 180-200k for it but we're in north east.

Yeah but it massively defines the basic worth of the house. There is no cushion in the world that will make a mortgage company value that house at 350, let alone in this condition

Having seen the other house nearby - OP I just think your price is wrong.

I would not even consider a house next to a field earmarked for development. Once it is developed I would consider it though.

The side walls of the conservatory are a bit odd (look like the sides of a caravan?). Whats the odd thing going on behind the wardrobe in the loft bedroom? But folks IT DOES HAVE A DOWNSTAIRS LOO!!! (posters keep saying that it hasn't Grin

I think you will need to lower the price, if you have had it on the market that long.

Inside it looks a bit too uncluttered and impersonalised and more like pictures for a holiday let.

Maybe some colourful cushions on the sofa and a couple more pictures on the walls. Or a tall plant on the floor in the corner of dining room.

It doesn't appeal to me personally as I prefer a bit more character if I had that kind of budget. Which I probably never will.

The issue isn’t the agents op. They’ve done nothing wrong other than allowing you to market it as a four bed, and not tell you how over priced it is. It’s not going to sell with the new agents either op. I’m sorry. Would you buy it for that price in that condition. Compared to the other properties folks habe linked that are cheaper inc the nearby new builds?

We converted our garage into a playroom. We got rid of most of the crap we had and the rest either went into the loft our the shed. We rarely miss it.

I’ve not read through all the comments but one thing I’d do is unify the woodwork and carpets throughout. It’s a bit jarring for me to see the mix of woodwork and beige/ teal/brown carpeting.

For me the kitchen is too small. I’d rather have a bigger kitchen than a separated kitchen/ utility/dining. Open that space up a bit more if you can.

Outside can you get some nice plants so that the view from the sitting area is more interesting? Looks boring at the moment.

It may be similar in size, but the photos are a world different.

All light, bright, white... sunny front. It looks so nice.

I'd view that one before I considered yours.

Everyone else had mentioned the damp, the peeling wallpaper, scruffy paintwork, dirty carpets and so on, so I won't stick the boot in any more on that front - but the one thing that jumped out at me is that bizarre little round patio.

It said to me "access hatch", perhaps for a sewer or mine shaft or something. It doesn't look like a patio, and cuts up your already quite small garden.

Tidy up the garden, you don't need that huge shed. Get rid of it. Put out some nice pots and a seating area.

Get rid of the green carpet on the stairs, it's hideous. Replace with something that matches the living room or better still replace both.

The kitchen is small but serviceable. It also looks very dark, I'd replace the doors or even better knock through to the dining room to open it up.

The downstairs and your bedroom desperately need painting. Paint the big beam in the bedroom a contrasting colour. Bring some colour to it and add some throwovers, rugs and mirrors.

The built in wardrobes are hideous and extremely dated. I'd replace them with mirrored doors or just plain white.

Throw a few grand at it and you'll spark interest. At the moment it just looks meh and uncared for....... Its not a house I'd imagine buying as a home as it doesn't look very homely.

In my opinion the house looks great

However the decor isn’t that great. It’s all very mis matchy and when people are looking at photos a lot of the time it’s the decor that sells it

The house looks abit boring, I think you’d have more interest if it was empty
