Why won't my house sell

My house has been on the market for nearly two years. Recently we took it off and remarketed with new agents. No viewings. We've been so patient for two years but it's getting me down now.

I just want to move on. Nothing wrong with where we live, it's a lovely little town but we have plans and this is all that stopping us. I've stopped looking for houses to buy as they are sold before we even get viewings.

Anyone else having similar problems? It's so frustrating.

You have to get to photo 7 to see inside. The drone picture of the outside front just emphasises that the plot is pretty small.

But the reason you're not getting any viewings is down to price. It's just not an attractive enough proposition at £350k. There are no pictures or plants which mean it looks like a rental, as others have said.

If I had the choice between that one and the OPs I'd choose that one. Because the downstairs "bedroom" could be used as extra living space/ playroom etc. and the kitchen diner is much more family friendly.

Again, that's a garage converted into a room. Would you be ok with no garage? Where do you keep all your crap? Grin

Well I’d rather have that house and no garage than your house with a garage, to be entirely honest.

The loft shower is stanky. Can just imagine the stench from it. No way could I sleep in a room that is missing a wall(!), has a stanky shower cupboard and that requires me to climb Everest for a piss.

I’m not sure I would buy it as suitable for immediate occupation, it needs SERIOUS work

That one is 6 miles out of town. The surrounding villages are generally a bit cheaper.

It seems a lot of money but I don't know the area. I agree the pictures are really strange, I've never seen so many of the outside before.

What is the leak on the living room ceiling OP? Have you thought about getting the ceiling sorted? Essentially it’s a doer upper but that’s not reflected in the price.
This is what I was going to say/ It is a doer upper and would take a fair bit of money to get it to most peoples standards. None of the other houses that have been linked to have been in as poor a state as yours and wouldn't require the budget that yours will to get it up to scratch.

Yeah it’s the price, looking at what tony and oneapenny posted. And the one I posted also languishing on the market like yours.

What was it on for originally?

Ours has always been on for 350. The others around 400/450 mark.

There is a premium being within walking distance of town.

I would say it is the price.
The last 4 bed detached to sell in your road was £352,000 in 2017 and I think things have come down in price since then.

If it is supposed to be 4 bedrooms then you do need to show 4 rooms with beds in otherwise people will dismiss the study as a study and only see 3 bedrooms

The top floor bedroom hasn’t got a proper bath/shower room with toilet. People don’t tend to want to walk downstairs for the loo in the middle of the night.

Also why no pictures of the bathrooms?

The first pictures don’t really do anything because it is confusing as to which house you are meant to be looking at.
Also the front of the house looks quite plain. A few hanging baskets and pots might give it a bit of kerb appeal.
It isn’t a bad house but it isn’t a great house. It is an awkward layout with a small gardens and terrible pictures (I think your estate agent needs to put away his new drone and concentrate on the house and stop taking pictures of houses and fields that aren’t for sale).

It is one of those houses that look fine. Everything is clean and inoffensive but to get it how you would want it or to work for a family it is going to take a lot of work

I think that being out of the town is a big difference. The postcode does cover a big area.

Your house is fine but it isn't worth the money.

If it was priced right it would have sold. People can buy nicer houses for less in the same area.

If you are serious about selling then price it to sell.

Lots of good tips and most of it would cost you less, and most you can do yourself, but without spending lots cheap tile paint for kitchen to brighten tiles up, wrap those cabinets, knock the non support wall away, if you want to try knock the wall away at the stairs if it's not supporting, put your TV there and your couch opposite, change 1 bedroom into a singlex with single bedput pale blue or pink bedding on bed, paint walls similar and there you have a home aimed at families

I live in London, garages are not really important to many people. It would certainly not be a selling feature for me, neither would parking for 3 cars.

The details say en-suite but it's a shower in the corner of the bedroom isn't it which is actually off-putting to some people, rather than the bonus which an ensuite should be?

The shower is not in the bedroom, I think the plans are wrong. I will get them to change that. Also, I did ask them not to call it ensuite and it's just a shower so I will get them to change that too.

Whilst I didn’t think it was too bad from the pictures I did the virtual tour and it was a lot worse (sorry OP).

The hallway carpet and bannisters are incredibly old fashioned. All the carpets need replacing - they look like the most basic, scratchy carpets you get in lots of rentals. I think that adds to the feeling of being unloved.

The main bedroom is also uninspiring- I also noticed the board that appears to need plastering and spotted this on the tour, which would probably stop me from viewing as it reinforces to me that the whole place seems unloved.

I think you either need to spend a few thousand sorting it out or just drop the price and advertise it as in need of updating. I can feel that you’ve fallen out of love with it - it shows in every aspect of the house unfortunately.

My own house is 16 years old but we are constantly keeping on top of things to stop it looking scruffy. I suspect you stopped doing anything when you decided to move?

A garage wouldn't be any kind of deciding factor for me. We don't use ours at all.

Photo's are bland, it needs updating. As a pp said it looks like a rental. It looks like it would need a lot of money spent to make it more modern. Also this on the ceiling would put me off...
I agree. I wanted to get the ceiling replastered. That is where a seal on the immersion heater had eroded and it dripped through. All fixed now but new ceiling would finish it.

It doesn’t actually look like you actually live there. There’s no personality it just looks cold and uninviting.

Is there a reason most of the windows are bare? There’s no curtains and Even the ones with blinds the blinds are pulled right up so you can’t actually see them. So makes the rooms quite cold.

Also the living room is quite small and the layout of the furniture doesn’t do it any justice.

The garden room doesn’t really look like it has a purpose just a sofa and a unit.

You need to dress the rooms a bit more to make it more inviting.

You really need new photos. They are your shop window and these are poor. Whoever took these does not know what they are doing. And get that land at the back out of the photos altogether or as a last photo if you must. It screams massive future development.

Go and look at some showhomes, developers know how to stage.

EG Place unfussy plain glass but classy looking vases in kitchen and living room with daffs or similar,big fruitbowl with fresh fruit in the kiCthen.

For the photos, get all clutter of every surface, cover up that carpet as much as you can. put neutral coloured / cream duvets on the beds and get some bright throws and cover some of the furniture. People want to be excited about buying a new house, nothing to spark that here at the moment but with proper staging you can make it so.
