Move to Warwickshire

Good morning everyone,

I got a job in Coventry and we need to relocate. I am looking for advice of where to move.

Are there any good areas in Coventry itself? From looking at previous threads I haven't seen anything positive.

We have a budget of around 240k so not huge and would like 3 bedrooms.

We have looked at Nuneaton and Southam. We would be able to afford quite nice houses there I think. There are also some in Leamington Spa but they'd be significantly smaller than in the other places. Are there any areas there to avoid?

Our criteria are basically 3 bedrooms, small garden, parking, ok commute to Coventry. We don't mind about the high street so much or anything. We would also be very happy with a village.

Does anyone have any advice, recommendations, areas to definitely avoid?

Thank you!

Ryton has good transport links, comes under Rugby education wise so in catchment for the rugby grammar schools, and the local school is ok. Have a look at Stretton too, the primary there is very highly regarded

@Bmidreams

do you live in Coventry? The crime rate is no worse than anywhere else. I live in Earlsdon - shootings and stabbings are not 'normal'.

Coventry has 2 universities, City of Culture, is on the up, as are house prices. You could get a three bed in Earlsdon, if you don't mind a terrace and doing work. Parking is a bit of a local issue. Schools are good and we still have local shops.
The arent so many students living in houses now that the town centre has been redeveloped with masses of purpose built student accommodation.

Bmidreams · 13/08/2020 18:03

Earlsdon had a shooting a few months back. You can use the word normal or regular.

We had this problem op. Looked at a few in Coventry but decided it wasn't the place for us.
We went on rightmove and put Leamington and Warwick plus 5 miles. It brought up houses in surrounding villages which were cheaper but still really convenient for Coventry and Warwick plus Leam for shopping and food. Plus the village schools tend to be pretty good in terms of rating and class size.

Lochroy · 13/08/2020 18:27

I agree with pp that Banbury is also a nice option, but wouldn't fancy that commute. It's quick when it's clear, but boringly slow when not or you end up on the A roads.

I've lived around the areas mentioned most of my life. Personally, I'm more happy in a village setting or small town (but have lived in Brum and still have good friends in Cov).

Only places I don't really know are east of Coventry, so Rugby I don't know much about.

House prices are high around here and I've always found I'm near the bottom of those in every move I've made unfortunately. But I managed to get an ex authority house in a v nice expensive village in the south part of warks. It's certainly not an estate (a cul-de-sac of about 20 houses) and I'd say 3/4 are now privately owned and unusually all different styles. It was only slightly over your budget. Presumably you could potentially spend more as no stamp duty?

Wellesbourne is another large village/small town that seems to be slightly cheaper. It's between Warwick and Stratford-definitely in commuting distance of Coventry. I've not lived there but it seems nice (I'd get a lot more for my money I think). Also Shipston? Again throwing up houses and no one is buying. That would be within commuting distance to Coventry too.

There are so many new builds going up around here and they don't seem to be able to shift them. You may get a good deal? Possibly with the help to buy?

This one would be fine too if you want leamington, I know someone who has lived here for decades

Try Bishop's Itchington too

Lochroy · 13/08/2020 18:36

I think @Newuser123123 has come up with some good options, each quite different from the next which might help focus the mind!

Can't comment on the links in Coventry as I don't know Cov.

I don't think the traveller camp in Ryton is an issue. IME they don't cause issues in their own backyard.

Lochroy · 13/08/2020 18:45

Just had a mooch through rightmove myself and there are loads of great options with 3 beds for £240k. Locations are very varied, so think it depends on some of the factors as per my first comment - if you have a preference for town or village and if village, if you'd want a pub or shop?

Thanks! I know the area well and absolutely love house hunting for other people!
GuyFawkesDay · 13/08/2020 19:02

I think of those posted, Bishop's Itchington is the one of go for.

Wellesbourne is a good shout, it's about 30/40 minutes to Coventry from there depending on traffic.

justlooking1234 · 13/08/2020 19:11

Hatton and Wellesbourne were the ones I had in mind.

GuyFawkesDay · 13/08/2020 19:15

Hatton, not a chance! 2 beds or tiny 2 becs5 on Hatton park go for £285k.

Wellesbourne is a good idea. Nice primary school, decent secondary catchments, easy to get to Stratford and out to Cotswolds too. Nice little town/large village. The historic centre bit near the church is very pretty.

GuyFawkesDay · 13/08/2020 19:16

3 beds....I can't type today 😆

Hatton Green you might get something but there's not much comes into the market there.

BoxStandard · 13/08/2020 19:19

I live in nuneaton and it’s absolutely not what people are making out on here! It’s not the Bronx and is equally as nice as Rugby if you choose the right area!

And I say that as someone who has lived in Coventry, Rugby and (obviously) Nuneaton!

GuyFawkesDay · 13/08/2020 19:22

www.rightmove.co.uk/property-for-sale/property-92474090.html Barford is lovely!

www.rightmove.co.uk/property-for-sale/property-94751156.html Hatton Green. These rarely come up.

Ted27 · 13/08/2020 19:44

@Bmidreams

one incident does not make it either normal or regular.

Bmidreams · 13/08/2020 19:48

There are regular stabbings and shootings in Coventry. I don't know how else to say it.

Burnthurst187 · 13/08/2020 19:50
@Newuser123123, Ryton has a permanent traveller camp there and does have the associated problems that come with it, it's also next to a really busy road.
You seem to know a lot about Ryton. Can you specify which problems the travelers are responsible for?

They've been there the best part of twenty five years and are very rarely seen in the village

Burnthurst187 · 13/08/2020 19:53

Leamington has had two murders in the last few months too
darumafan · 13/08/2020 20:44

Burnthurst187I
The problems I was referring to see the usual prejudices and suspicions that any traveller site is prone to. Especially for someone who doesn't know the area and the relationship between the site and the village.
I didn't mean anything more negative than that.

Pandapooks · 13/08/2020 21:15

Nuneaton really isn't that bad Hmm There are plenty of nice areas with some reasonable schools. I would also second Hinckley and Burbage and some of the villages into Leicestershire. Wolston, Brandon towards Rugby also worth a look for an OK commute into Coventry. I grew up in Cov and like any city it has its good and bad areas. It's friendly though and there is easy access to countryside and leisure.

KenAdams · 13/08/2020 21:25

Atherstone/Wolvey?

sobersides · 13/08/2020 22:14

Chapelfields is a lovely established area between Earlsdon and Allesley. Yes, to Mount Nod, Broad Lane, Green Lane, Burton Green and Tile Hill Village for family areas along that South West Coventry corridor.

I grew up in Earlsdon and it's lovely but parking is a complete PITA.

I personally wouldn't rule out Nuneaton as there are some very nice areas. I particularly like around Attleborough and Weddington. With Nuneaton you get a lot of bang for your buck.
You might also like to consider Corley, Fillongley and Meriden for a proper village feel.
