You saw the article in the Fail, didn't you? The tiny house is in Australia, so great weather, has a massive outdoor decking area and a swimming pool bigger than their house Grin Good for them, I say.

My garden has planning for a small house.

You need to be mortgage free (or have a very willing bank as it decreases the value of your house)
You need to have enough enough cash to build a new house, assuming you are mortgage free on property 1 you can pull down on a self builder mortgage in stages but not simple.
Capital gains tax probably.
Rent in the UK is subject to income tax.

My sister lives in the south of France. They did exactly this. It’s on Air B&B and is usually fairly solidly booked.

I live at the coast and several houses near us have done this although it tends to be the small house they Air BnB
Our house is older and had outhouses which were converted and the house owners lived there for some years while the house was used for soldiers recuperating after WW2

Yes, city dweller. Don't even have a balcony.
My eldest is going a little bonkers, as she usually does lots of sport, hence me being snarky earlier. Sorry.

I think if anything the lockdown has shown how important space (including outside space) is for people. Probably explains the building of all the semi detached houses after the 1918 pandemic. In my family the more space people have the easier they are finding it to deal with (we have everything from farmers with hundreds of acres to families living in tiny flats in capital cities).

That Australian tiny house had a ridiculous bedroom for their daughters with no room for full size beds, another 5 years and they will regret that fantasy. Tiny houses are great for a couple who live in a reliable climate but not when you have several teenagers in the house.

Count on the Sarah Beeney one guy with a preteen daughter decides to stil renting a 1k a month house and buy an airstream caravan and live in that but he still has to pay £500 ground month for where he keeps his caravan 😵it’s actually tiny

You would need planning permission to do that but yes we have thought about it.

I think it's fairly common where older houses have/had large gardens,maybe not tiny houses.

I agree about the space. We have a large family home with a decent sized garden. In recent years it's felt too big, children now young adults, still at home but don't use the space like younger children do. I've felt like my time of maintaining a large house and garden had been and I'd lost enthusiasm for it. Instead of being house proud, I'd begun to resent the time it takes.

I can't tell you how many times we've had the "gosh aren't we lucky?" conversation in the last few weeks, when drinking wine outdoors in the evening, four of us with with work stations sent up in different rooms etc.

My grandparents did this but eventually sold off the big house. The house they built for themselves in the grounds wasn't tiny though.

We have a huge garden but AONB planning rules means that we cannot do that. Sadly! However we do have a self contained flat over the garage which was created by raising the roof. It is open plan with a kitchen area and fully enclosed bathroom. One of our DDs had it for a bedroom before she left home. I think we could air Bnb it.

Where I live (south east near the coast) there's a fair few who buy or rent a mobile home on one of the parks and air bnb their main family home. Looks like an option for me in my early years of retirement! You are on hand for your guests, can move back in to your main home for the winter and if you want to swap round and let out the mobile home.
