We've just been gazumped. Greedy Bastards. We need a very specific house so have spotted this house.

Obviously it needs complete do up inside. It's in the area that we want and similar sizes go for around £375-395 done up nicely.

How much realistically do you think?

New bathroom, kitchens, all carpets up and flooring, there's probably Minton tiles under that awful carpet in the hall as in the other local houses.

Complete decorate. Garden can take place over time but everything else needs doing straight away.

All moot points it seems. DH doesn't like it.

Sorry to hear that. It looks as if it has massive potential.

What a shame,it's fab! Was going to say my top tip is NOT to do everything at once wherever you move because while it's lovely it'll all need doing again all at once and that's a big lay out.

IF you go on and buy a smoker's house be prepared to strip back and re plaster, just decorating doesn't work ime the smell comes through even new wall paper and paint.

Why doesn't he like it?

@Rainingdogsandcats hi I've sent you a DM - I hope!!!

To be honest I didn't get the smoky smell really, in one of the bedrooms you could tell someone had been smoking but I've been in much worse.

DH has a plan that our next house is merely a 5 year house until our girls finish at the local school then we move to our large forever home. He thought there was too much work. He wants to be able to just walk into a house and live. Fair enough.

If you think about it any house more than about 30 years old will have been a smokers’ house at some point, they haven’t all been replastered and they don’t stink of smoke. Same goes for pubs that will have been saturated in smoke.
