Where’s nice to love near Sutton, Surrey?

Husband works in Sutton. At present we live in SE London & his journey to & from work is horrendous. We don’t need to live in London, it’s pointless paying to do so. So we want to move closer to his work.
We were looking at Banstead, Epsom, Coulsdon etc, we want 4+ bed detached, have up to 700k to spend.
Don’t need to worry about schools.
Any suggestions? Any areas to avoid? Do you live in this area? What would you suggest?

I love living in Epsom. I would find it very hard to leave. All the schools are really good (primary and secondary), there are beautiful parks and countryside, and a lovely sense of community. Plus public transport is good. The downside is you don’t get much for your money in terms of property.

Sorry, just realised that you said you weren’t worried about schools. You can get a much better house if you aren’t having to squeeze into a school area!

Thank you Chess. Are there any bits of Epsom you’d particularly recommend? We’ve seen a nice house near Tattenham Corner but are concerned about not being able to go anywhere on race days.

Epsom lovely, as is Ashtead and Carshalton (Beeches end nicer)

You’ll get something for your budget for sure

I’d stay away from Sutton itself

Agree with previous suggestions. I live in Stoneleigh - between Ewell and North Cheam, a nice area, with good transport connections (and near aforesaid Nonsuch Park!). Cheam village also very nice, good shops on the Broadway, close to Sutton.

Avoid Tat. Corner, some parts are a bit rough.

I wouldn't look at Coulsdon as there is no direct train link into Sutton. Tattenham Corner is in the edge of Epsom Downs and has direct links into Sutton.

What are you wanting in an area? Countryside feel, a town centre, good transport links, etc

South Sutton is very nice and some other parts are nice too. As are Cheam and Carshalton Village and Beeches. You could try Coulsdon too, or Banstead or Chipstead. In Epsom, I think the college area is the best regarded bit.

For a naice market town, Reigate is only a 20 min drive but might not be great in rush hour + the budget would be a bit tight.

Oh, Ewell Village is close by and has a nice feel although I don’t think there are many detached properties.

My favourite areas to live in Epsom are the College area, the Woodcote Estate, the Chase Estate or, if you prefer new builds, the old hospital areas. Out of all those areas my favourite is the Chase Estate (close to the station, close to the common and lovely 1930s houses).

Thanks everyone. We’d both drive so transport isn’t totally important. We’d like semi - countryside ish I suppose. Not a town. Somewhere close to walk the dogs we haven’t got yet.
I would probably work from home a couple of days a week & husband drives to work and all around the country.
There’s a few places listed here that I haven’t looked at so thank you all very much for that.

I live in Epsom near where the hospital is. Much nicer area than the other side of Epsom Blush

For more of coutry vibe, Walton on the Hill has a very country vibe and Chipstead is surrounded by lovely coutryside.

Reigate is a town but it’s compact and you can literally walk from the high street to the countryside in several minutes while getting the benefit of lovely restaurants, cafes and boutiques.

Or if you didn’t want to be too far out, then South Sutton and Carshalton Beeches are suburbia but you get places like Oaks Park, fields with sheep and horses, lavender fields with footpaths and bridleways + the Banstead Downs boarder South Sutton offering over 1000 acres of accessible coutryside.

Epsom Derby is only once a year and can still get out and about easily even then. No other big races. Downs are v nice to walk on. Tattenham Corner is very dull though. No good pubs within easy walk or takeaways.

Banstead is still dull but more shops and chain restaurants. Station is out of the “village”.

Epsom also dull, chain shops/restaurants. Housing closer to town/station is expensive, will get more for money further out. No parking at the station.

Ashtead feels like a throughfare. you can hear the M25 a fair bit.

We visited Banstead a few months ago. I thought it was lovely. yes, there are chains but where aren’t there? There’s also a fair few independent places. I liked the feel of it. It’s certainly a lot lot nicer than where I currently live.
