Where’s nice to love near Sutton, Surrey?

Husband works in Sutton. At present we live in SE London & his journey to & from work is horrendous. We don’t need to live in London, it’s pointless paying to do so. So we want to move closer to his work.
We were looking at Banstead, Epsom, Coulsdon etc, we want 4+ bed detached, have up to 700k to spend.
Don’t need to worry about schools.
Any suggestions? Any areas to avoid? Do you live in this area? What would you suggest?

Yes, it’s quite nice. Not near a station though.

Banstead is a very short drive to Sutton so a good spot if you like it. You can probably drive into Sutton station in under 10mins or Morden tube in 20 if you ever want to into London for a bit of culture.

If you don’t need trains to London then I’d go Banstead or Kingswood. I live in Epsom, in the College area and you don’t get lots for your money due to proximity to station, it’s in good school catchments etc so not worth paying more for amenities you won’t be using.

Tattenham Corner is fine apart from on derby day, there just isn’t much there, apart from a small row of shops, housing and a leisure centre.

Further into Tadworth and Walton on the Hill could be worth a look.

Headley is a village, semi rural, massive Heath, village shop (I think), cricket club and a pub. Bit further to Sutton but quite a nice drive.

Also, I wonder about not paying for transport links or schools - there doesn’t seem to be that much difference in property prices between the places?

Yes I was surprised when I just looked at RightMove! Sure there used to be more of a difference. Property market around here seems a bit bonkers anyway - a house not far from me has been on the market for almost two years now and reduced from £1m down to £765k, yet others seem to be flying off the market!
