4.7% discount over asking price, surely it's acceptable?

I know it's the EAs job but I have a feeling our offer won't be accepted. Listed for £210k (although agent thought it was £215k) offered £200k. Been on the market for less than three weeks. We like it but it has its quirks (no garden for a 4 bed), and every bedroom has its own set of staircases. EA wasn't very positive but we made clear that was our final offer as any room for manoeuvring would be minimal. We could go all the way to £205k but we really don't want to.

3 weeks is no time at all, seller ŵill reject. Remember it’s all just a game to the EA-don’t believe a word they say...

If it helps it has been listed twice before. Once one year ago, and another one in May. Both times for £225k.

Why are you asking here? The only person who can tell you of it is acceptable is the vendor. If you asked if it's reasonable, then that's a different question and depends on availability of similar houses in the area, how desperate they are to sell, how keen you are to buy, the amenities, closeness to schools, shops etc, the likelihood that someone will beat you to the house by offering the full price or more. If you're asking if it's okay to offer £200 as a starter for ten then it's normal practice but be prepared to go through the farce of seeming to find to an extra £5k.

It doesn’t matter what you think. It’s entirely up to the seller whether they accept your offer. FWIW, it sounds a good offer, though.

I admit to being intrigued by the idea of separate staircasesfor all the bedrooms.

Well it's technically not in a desirable are and people's general opinion is that it has so many quirks that it will be hard to sell anyways. We like it and we think that's what matters in the end. But £205k would be pushing our budget to the max.

I wouldn't accept. Prices are based on the condition - it may be worth 250k or more if it didn't need anything doing. And if it's just quirky it's about waiting for the right buyer who like the quirks - someone will.

Actually I would offer 190 then increase to 200.

@Hecateh there is no way that house is worth £250k. It has damp problems (although nothing major), only one bathroom and no no garden nor designated parking. A house with all of the above in that area is £230k

I've never seen a floor plan as bizarre as that, why is it set out like that? Is it a really badly thought out extension or conversion?

Its a perfectly reasonable acceptable offer. That doesnt mean that they will accept it though

P.S.Had to google where Redruth was and how far it was to coast/beaches - looks lovely!

I think I would be worried about selling it om eventually though - is there any scope to buy land to create a garden or parking place? Or solve some of the quirks?

That's a strange property with the separate staircases but only one bathroom! I'm not a big ensuite fan but this is one case where they'd make sense - the privacy of the seperate staircases is negated by the need to get to a single shared bathroom via stairs during the night!

Property is worth what people will pay. There's no way to know whether the seller will accept - it probably depends whether they actually need to sell (to move area, to fund something urgent) or just eventually, long term, without any urgency, would like to up or downsize but only if they can sell for whatever price they have in mind.

We'll probably rent it out. The plan is that in 8-10 years we'll retire abroad. As far as we know there isn't a chance to buy the land. Plus it's communal space so it would have its own issues.

We believe it used to be a shop and a cottage but not 100% sure.

Something about the area (from the Guardian): In the "Camborne corridor", it is a sodden morning of heavy rain. The largest urban area in Cornwall, comprising Camborne, Pool and Redruth, is characterised by pockets of intense deprivation.

Almost right across the street there's a council state.

@nothingsreallynewunderthesun I don't think you can call 1mx1m of AstroTurf a garden. Yes, it has a garage but you have to drive through a gate into the communal area.

I've never seen that staircase set up before it's a bit strange. And only one bathroom which is on the ground floor?

The red kitchen..not sure if I like that colour.

And no garden.

Yes, the style of the house is not everyone's taste.

I think most people would think that the kitchen needs redoing.

There's no other place to put the bathroom as only 2 out of 4 bedrooms are connected.
