House selling

We have a stunning 5 bed house in a family village in Hampshire on the south coast. It has lots of character built in 1900 and all upgraded with modern fixtures and fittings. Aga, wood burning stove, granite worktops, underfloor heating, detached, big garden, drive and close to schools, shops and transport! and an annex that we rent out! It’s been on the market for two years now and we have since dropped the price from £575k to offers over £500k. Which is a bargain !!!! The market is dead ! We have no viewings this weekend . Last week we had an offer of £470k ! What an insult . Last year we had full asking but they couldn’t sell. There are characterless new builds up the road going for more. What I’m asking is would it be worth contacting a London agent ? Are there families looking to move out of the big smoke that would be interested in our house? If so, what agent could I use? If anyone could help I’d be very very grateful :)

Maybe your house isn't as 'stunning' as you think?

Many people see an Aga as a millstone not an asset. They cost a fortune to run, are impractical in summer and take time to get used to.

A house is only worth what someone is willing and able to pay for it and you're basically asking if there's anyone out there with more money than sense to buy your house for half a million pounds in a falling market. Appealing to London buyers might not get you the sale you want because they too might struggle to sell.

If I were you I'd take that £470k offer and move on. A bird in the hand and all that.

Has it been on the market for the whole 2 years? That may put people off. Potential buyers may wonder why it hasn't sold in that time. They may think that there are underlying problems with the house.

Take it off the market and re-list with new images and a new agent. If it’s been on the market for ages, people will assume there is something wrong. New builds may be characterless but they tend to sell for 20% more than similar older properties. They’re a safe bet, have a 10 year warranty, 2 year snagging, ready to move into. If you’re pricing against new builds, you will usually lose.

Well it's not on Rightmove Confused

I just searched for Hampshire houses, 5 beds at 500k.

There is only one Victorian/Edwardian house - in Aldershot so not seaside.

So that might be the first problem Grin

I also looked on Rightmove and can't find anything that matches the OPs description, but assumed she'd change some inconsequential detail to avoid outing herself.

470 on a 500 house isnt bad.... we offered 210 on a 245 property that we fell in love with - but was out of our price range, and the owner accepted! Houses are only worth what somebody's willing to pay...

What did it look like when it was built- is it painted brick? Is the porch modern? It doesn't have much curb appeal. It doesn't look 1900- more 1950s.

I never understand why some EAs don’t include a floor plan. I struggle to imagine the layout without one.

Its is very nice inside and garden although small is lovely.

No garage because you are using it as an annexe? Could it be restored?

If it is that house and it looks likely although it's four bed not five, then if it was originally on for 575 then it's the pric that was the issue and now it's because it's been on so long.
