We have a stunning 5 bed house in a family village in Hampshire on the south coast. It has lots of character built in 1900 and all upgraded with modern fixtures and fittings. Aga, wood burning stove, granite worktops, underfloor heating, detached, big garden, drive and close to schools, shops and transport! and an annex that we rent out! It’s been on the market for two years now and we have since dropped the price from £575k to offers over £500k. Which is a bargain !!!! The market is dead ! We have no viewings this weekend . Last week we had an offer of £470k ! What an insult . Last year we had full asking but they couldn’t sell. There are characterless new builds up the road going for more. What I’m asking is would it be worth contacting a London agent ? Are there families looking to move out of the big smoke that would be interested in our house? If so, what agent could I use? If anyone could help I’d be very very grateful :)

No floor plan and 1 room is described as a loft room- can they not describe it as a bedroom as it doesn't meet building regs/was done without planning?

That's listed as a 4 bed and the rooms look small.
I agree about having no floor plan, I like to see how it's laid out before I book a viewing in person.

I think it's more likely the one one minute found as the second one doesn't have rhe aga etc and it's 100k more.

Floor plan needed
Explanation about garage needed
No picture of loft room- so is it a shell?
Only pictures of 3 beds
More images of garden than house implies the house has something to hide?
No picture of ensuite? Picture of bathroom is odd- only half the room visible- were they standing on the loo?

If that's the house then lack of floor plan would put me off even looking. As would the tenants of the annex looking out over my garden.

What's the annex rented for - living or other. Is there kitchen facilities in there etc?

If that's the house, then it doesn't have much kerb appeal. For over £500,000 I would want some garden out the front, not a tarmac car park.

Thanks for your comments. Yes aga can be scary to some but we have said we will take it with us . We have a built in oven and hob too because we turn the aga off in the summer. And yes agreed the house may not be stunning to some. Unfortunately by accepting the £470k will not leave us enough profit to move up the ladder, which is what we want to do. If you looked at our area we are very cheap compared to similar properties. Just wanted some advice how to proceed but accepting the very low figure wont work for us but thanks again for taking the time to reply :)

If you cannot accept 470k which is what it's worth (a house is only worth what someone is willing to pay for it), then you take it off the market and wait for the market to rise.

No, he’s classed as a lodger because the annex has services linked to our house. It’s one months notice to leave ....

If it is the house linked then it’s not what I would associate with a Savills house to be honest. Reading your description it’s different to what I thought it would be.

As others said no floor plan is off putting, it’s a 4 bed not a 5. The annexe is not big according to the measurements.I don’t think the outside of the house or the road it’s in matches the sort of thing the London market often have in mind when moving out of London, we get a lot moving here (bit further west than you) and that’s not what they tend to go for as a general rule.

After this length of time I think I’d take that at this point. Apologies if yours isn’t the house in the link.

It looks lovely OP but honestly, I need a floor plan to properly understand how I might live in a house. Time is short and I won't even look at something that isn't trying hard enough and for me the floor plan really is the difference.

Agree with everyone else about the floor plan. We were looking last year across a wide area and never bothered pursuing any that didn't have a floor plan.

All the rooms seem quite small though. Maybe it is that putting people off.

If your agent acts the same as our one here, and I was in a position to buy your house, we wouldn't deal with them, so wouldn't buy it. Thats just me, other people might have a better experience with them.

I think you need to give notice to your lodger. It would really put me off if there was someone living in the garden - I would think of it almost like a sitting tenant, not worth the hassle.

If the loft room is a proper bedroom with building regs then the details need to be clear about this and you absolutely need a floor plan as everyone says,

The front needs some plants I personally feel though others may well disagree, it’s too austere even though you have a few bits out there. Go along to InExcess garden centre in Ringwood and see what they have. They often have some labelled as ‘immediate impact’ or something like that.

Climber up around front door. The 2 pots with the box plants (?) much too small and not making enough of an impact. Replace the, with a couple of matching bigger ones with bigger plants and them maybe something under windows.
