It’s a house buying one (with listings)

Posting in AIBU for traffic.

DH and I are going to view two houses on the same road but are already at odds on which we each prefer.

Please can you give your views on each - ignoring the price, as this isn’t an issue for the right house. It’s us + DS with no plans for any more kids. We both WFH, but on different days.

House 1

Note with house 2, the second sitting room is on a sort of middle/split level, it’s not on the same floor as the bedrooms. We would likely use that as a main living room, and look to eventually knock through the kitchen into the lounge (thoughts welcome on that plan too!)

House 2 definitely! But I’d probably change the layout of the kitchen somehow…the sink is in a weird/inconvenient place. Would need to see it in person to decide what to do but I also don’t like open plan into living area as I hate food smells getting through the house.

The room sizes on house one are really odd. It's looks like they've moved walls to fit an ensuite in which isn't practical in such a small house. The beds are rammed in & what are they storing in the toilet!?
I'd go with house 2 even though it needs work.

House 2.

House 1 suffers from a badly designed extension, resulting in long corridor like rooms. And much of the garden seems to be steeply sloping?

House 2 has much better proportioned rooms.

YABU and don’t call me forum police for calling this out, it’s about as boring as the houses I’m being asked to look at.

House 2 for me.
Redecorating would make a big impact.
Im a bit perplexed but the sink location but if you're planning to have the main reception in the 2nd reception id redo the kitchen using the full space and maybe have a small breakfast corner.
I'd use the room next door as a family/ dining room but id definitely live there for a couple of years before knocking the wall down to make the GF open plan - as it is uou have space for teens & yourself

I think no 2 is MUCH nicer. The first house has been ruined by having so much if the ground floor open plan. If that’s a giant climbing plant up the front of the house, you will probably have huge problems with it having caused damage to the brickwork and mortar. I think the long room in no 1 is really weird.

House one could have problems because of the foliage growing up the outside.
I prefer house two with some modernisation it could be fab.
And yes, what is the weird utility area in picture 11 house 1?

Another vote for house no 2 . It just needs updating in paint, furniture and decor and will then look great. I prefer having a separate living room to the kitchen, and not all open plan.

(does the pot plant in photo no 13 come with the house in no 1?)!

Looks like a massage bed, maybe they run their own therapy business from home? Could be a versatile space but looks quite narrow.

You would need to put more work into 2 if budget allows.

I am also baffled by picture 11, house 1. Glad it’s not just me!

House 1, a lot of the bedrooms look small. The PP who said the house was squished is spot on.

So house 2 is better.

Two is better, if I had to choose. But totally would depend on neighbours and what’s immediately around it.

We weren’t sure either, we think maybe a dogs bed?!

I don’t understand what is going on with house 1. House 2 far better. But maybe it would be different in real life, especially considering the pricing.

Buy house 2 for less money and use the extra £50k on making it amazing,

Bar the obvious painting etc, is there anything you (and others) would suggest in terms of modernising/improvements? I would want to get a bath put in, that’s an obvious one.
