Hi could any one give me a ball park figure for how much it would cost to apply for planning to convert my garage into a treatment room. I will phone the council on monday to check for sure. Also how long does the process usually take?
Many thanks

Planning fees are publicised on council planning website - it will depend on area usually and what you want to do. You will need to apply for change of use, if there are any changes to the exterior you may need to apply for general pp (although it may be covered under permitted development - depending on your circumstances) and if you want to put up any external signage you'll need advertising consent. You will also need to apply for building regs if you are making certain changes (electrical, drainage, insulation etc)

There are also potential Capital Gains Tax implications which, depending on how much your property is worth and how long you have owned it, could be quite significant and there are also potential claims for allowable expenses (e.g. interest on a loan taken out for the work) so if you don't already have an accountant you should see one now.
