I'll second the FG Cottam recommendation and suggest The Waiting Room by the same author.
It's on a similar theme but set around an abandoned railway station on private land, with the family who own the land becoming concerned and afraid about the odd lights, noises and WW2 songs they hear coming from it.
I like all of FG Cottam's books actually, he has a kind of old fashioned style about his writing that just adds to the creepiness of his stories.
I enjoyed Dark Echo (about a haunted/cursed boat), The Lazarus Prophecy, and The Magdalena Curse too. He's definitely an author worth looking up if you haven't read his books already.
I'd also suggest Last Days by Adam Nevill, which is about a small TV production company trying to make a documentary about a cult which had some fame in the sixties, but the ex-members are either too afraid to talk or they die soon afterwards, often claiming to have been visited by 'old friends' from the cult first. These old friends are people who died years earlier in a suicide pact. It's not exactly a haunted house book, but they do have to visit the houses the cult owned and occupied, and there are some very creepy moments in all of these houses, so I think you might like it.
He also wrote The Ritual, which is about a group of hikers in Sweden, who get lost and realise something is stalking them through the woods. There are quite a few 'Blair Witch' type moments and it's quite atmospheric. He's written a couple of others, including one set in the home of a famous taxidermist, with lots of scenes with dolls and stuffed creatures, but personally I didn't like it or the other one, which I think was set in a haunted apartment. He's a kind of all or nothing author for me, I either love the book and can't put it down, or I hate it and can't finish it.
I like The House Next Door by Anne Rivers Siddons. It's not a typical haunted house book but there's something wrong with the house that affects everyone who lives in or near it.
